Poised to capture the essence of Hawaii’s culture, Ko’ula is a luxury building in the making. Ko‘ula means red sugar cane, and like a leaf following the light, the Koula tower has an unconventional, understated design.
Seated in the urban landscape of trendy Kaka’ako and adjacent to Victoria Ward Park, architects designed this residential sculpture with just that lifestyle in mind. Each of the building’s studio to three-bedroom units evokes a magical serenity- from their selection of nature’s colors to specific textures, finishes, and state-of-the-art design elements.
The sense of reflective living extends beyond the walls of this gorgeous sculpture. A grand plan is underway to conjure a sense of balanced living, work and play, from the moment you enter your community to the second you step through your door. Ko’ula and its neighborhood include lush foliage, Whole Foods Market, and an upcoming gathering plaza to create connectedness.
Oahu’s nickname as a “place of gathering” will be captured by the impressive amenities that the residence will offer. Access the building’s oversized spas, pool, luxe poolside cabanas, fitness center, sauna/steam room, outdoor dining and BBQ pavilions, kid’s play area, and dog park; there is going to be something for everyone. Residents can look forward to the new Central Plaza as well, where many community events will be held.
There are 565 market-priced residential units ranging from studios to three-bedroom condos. In addition to unobstructed ocean views and expansive amenities, over 58,000 square feet of commercial space is also planned.
Ko‘ula promises a resort-like lifestyle in the center of hip, urban O‘ahu. Like the building itself that is designed with nature as its inspiration, residents can enjoy a high quality of craftsmanship for an unpretentious, authentic lifestyle.
Exterior and interior spaces are fluid. Socialization can be found in private residences, the semi-private lobby or amenities deck, or the public park. An abundance of lanais and floor-to-ceiling windows enables residents to enjoy Hawaii’s pristine nature while living a calmer, more relaxed lifestyle.
Every Ko‘ula residential unit is designed to optimize the mountain or sea (mauka or makai) views, with the units bending toward the coastline like a palm frond. Step into a studio, one-bedroom, two-bedroom, three-bedroom condominium, and you will be greeted with a home that evokes the natural beauty and includes the following:
Their signature package offers the option of moving into an outfitted Ko‘ula home with everything you need from day one. The purposefully chosen colors, textures, materials, and shapes of the furniture, frying pans, fixtures, and more promise to make new homeowners feel instantly at home. Optional furnishings and accessories designed by Yabu Pushelberg include beds, lamps, dressers, rugs, charts, sofas, stools, ottomans, and more.
Ko‘ula offers nearly 30 different floor plans, ranging from studio to three-bedroom units.
The award-winning team of architects and designers (Glen Pushelberg, George Yabu, and Jeanne) planned a tower that would build relationships while seamlessly connecting Honolulu’s urban environment with its natural beauty. The entire building is built with a sense of integrity while offering free-flowing elements to connect the inside to the out: a lap pool with cabanas, neighboring the 1.5-acre Victoria Ward Park, an outdoor dining pavilion, a dog park, and more.

Construction for Koula began during the third quarter of 2019 and completion is expected in early 2022. Construction cranes can be seen on site, and construction works are currently laying the steel beams and pouring concrete. The 41-story glass and concrete high rise will soon grace the skies of Ward Village.
The commercial space on the ground level is taking shape and the residential lobby on the second floor, which will overlook the 1.5-acre Victoria Ward Park, will soon be completed as the stories continue to be constructed for this soon-to-be iconic Honolulu condo.
Market-priced units at Koula are still available to purchase. The sales gallery both in Ward Village and in Japan offer more information and tours.
