Introducing Kukuiula

The Kukuiula community features 8 different neighborhoods over 1,000 acres of land in Kauai. These lots offer breathtaking hillside views of the ocean, the mountains, and the lush green golf course. Lot sizes range from 1/3 of an acre to 3 acres, providing you and your family with the space you need to really take in your surroundings. With over 300 days of sunshine per year, you’ll definitely want to step outside and enjoy the weather and the views.

At Kukuiula, you’ll have the option of purchasing a home that has already been constructed or buying a homesite to build your own masterpiece. Renowned architects (including Shay Zak, Olson Kundig, and Bing Hu) have contributed to the home designs, creating an array of luxury units with all of the details included. Additionally, 3 of the neighborhoods offering short-term vacation rentals.

While home features are quite personalized depending on the specific plan, many plans include multiple lanais, private guest homes that are on-site (but separate from the primary home for increased privacy), and high-end appliances. Other extras include built-in sub-zero refrigerators and wine chillers, outdoor gas grills, and lava rock fire pits. Interior finishes are all top-notch and include unique features such as stone plank flooring.

Getting to Know the Neighborhoods

As mentioned previously, Kukuiula is made up of 8 different neighborhoods, and each contributes to the community with its own, unique details.

Kainani

The Kainani neighborhood features gigantic homesites ranging from 18,000 through 25,000 square feet. This neighborhood also includes the Kainani Villas, which are 2-4 bedroom fourplex villas. Residents enjoy beautiful views of the ocean, mountains, and golf course. One of the main bonuses of living in Kainani is that it incorporates walking paths that connect with desired amenities, such as The Clubhouse and The Shops at Kukui‘ula.

Kaulu

Living in Kaulu feels like living in a beautiful park without having to sacrifice other community highlights. Kaulu is conveniently located between the Clubhouse and The Shops at Kukui‘ula, so residents have the option of walking or biking to either place. Kaulu offers homesites, custom homes, and plantation-inspired cottages.

Kahalawai

If you’re wanting to live at a higher elevation with panoramic views of the scenery, Kahalawai is your go-to neighborhood. The homes and homesites in this neighborhood were designed by some of the best architects in the world, and the views are truly difficult to beat.

Kahela

This neighborhood is located in the center of the community near The Clubhouse, Kukui‘ula Harbor, and The Farm. Lot sizes are excellent for buyers looking to create large homes with additional guest housing and other luxuries (such as outdoor pools). This neighborhood is also gated, providing increased privacy and security for residents.

Kula Makai

Located on the western side of Kukui‘ula, Kula Makai provides the space you need to build your perfect oceanfront home. Building here means experiencing both the mountains and the coast, and you may even catch a glimpse of the whales migrating!

Makani Kai

Makani Kai is the youngest neighborhood in the community, with homesites ranging from 14,000 to over 29,000 square feet. It is located along the 10th and 11th fairways and provides access to the trade wind breezes (due to its location).

Kaimalino

Kaimalino is conveniently located near restaurants, stores, and beaches. Since it sits up on a hill, it also provides access to some of the best trails in the community for hiking and biking. Some homes overlook The Great Lawn, a large are of greenery located in front of The Clubhouse.

Aepo Nei

Like Kaimalino, Aepo Nei is also near a variety of hiking and biking trails. Residents can make their way to The Lake and The Farm without even having to get into their cars. Aepo Nei offers 35 different homesites for your new island paradise.

The Club Neighborhood

Looking for something move-in ready? The Club Neighborhood features The Club Cottages, The Club Bungalows, and The Club Villas, all of which are turn-key ready. You’ll be close to The Clubhouse and the Hi‘ilani Spa + Fitness center. The Club offers 1-4 bedroom homes with incredible views of the ocean, the golf course, and/or the mountains.

Kukuiula Amenities

At Kukuiula, the amenities mimic those that would be found in a high-end resort. My favorite feature is the Makai Pools, which are located near The Clubhouse. These pools are infinity-edged and include cascading waterfalls, a water slide, and even a sand-bottom pool that feeds into the man-made beach. You’ll feel like you’re on vacation even when it’s just a regular weekend at home!

The Clubhouse, considered to be one of the central amenities at Kukui‘ula, serves as a gathering place for members of the community, with comfortable lounging areas, a fire pit, and the ‘Umeke Kitchen + Bar. The kids will love The Game Room, which features board games and video games. Families are always welcome at Kukui‘ula, and the community provides weekly activities for children to enjoy, such as outdoor adventures (think bodyboarding or tubing), crafts, music lessons, and even a shaved ice happy hour.

Additionally, Kukui‘ula provides plenty of opportunities to maintain your health and fitness. The community in itself is settled around an 18-hole golf course and offers private golfing lessons and junior classes for improving your swinging skills. The community also includes opportunities to engage in other sports, such as sailing, canoeing, tennis, and pickleball.

One of the most luxurious parts of this Kukui‘ula is the Hi‘ilani Spa. This building includes design features to help promote relaxation, such as meditation gardens, private outdoor showers, and steam and sauna rooms. Some of the treatments available include massage, acupuncture, and aesthetician services.

Exploring Kauai

Arguably, the best way to see Kauai is to either walk or bike ride through the region. Kukuiula offers guided excursions through the Huaka‘i Outfitters Program, which hosts gorgeous hikes to ocean-side cliffs across beautiful green trails. Take a bike ride around The Farm, a 10-acre portion of Kukui‘ula that is open to community members and visitors. You’ll have the opportunity to pick your own fresh fruits, vegetables, and flowers to take home at the end of the day.

In general, Kauai is fairly easy to navigate, and the Kukui‘ula community is located conveniently in the center. There are miles of white, sandy beaches to explore in addition to the parks, caverns (which are beautiful for snorkeling), and canyons with gorgeous views. The region has deep cultural roots and hosts an annual hula competition, Bon Dances (June through August), and various events featuring guitarists and ukulele players.
