      About Kauai

Living in Kauai offers a unique mix of natural beauty, a tight-knit community, environmental awareness, a laid-back lifestyle, and a lot of rain. In fact, Kauai is known as the wettest place on earth. Strict zoning laws protect the land, so urban neighborhoods are scarce. Instead, you'll discover stunning spots like Waimea Canyon, Wailua River, Kalalau, Na Pali Coast, Hanalei Taro Fields, and other breathtaking locations.

      Real Estate

Over the past decade, Kauai's real estate scene has undergone remarkable changes, as seen in data from HIS (Hawaii Information Service). In 2013, single-family homes had a median price of $432,500. Fast forward to last month, and the median price for single-family homes has surged to a whopping $1,300,000.

The condo market on Kauai shares a similar story. In July 2013, condos had a median price of $276,250. However, as of November in 2023, the median condo price has risen significantly to $775,000. This rise in property values aligns with a broader trend in Hawaii, but Kauai stands out with the most substantial increases.

      Neighborhoods

Kauai's neighborhoods share certain characteristics but each possesses its unique character. When looking for a neighborhood on Kauai, factors like location, commute times, community atmosphere, nearby amenities, type of home, and cost of living all play crucial roles.

      North Shore (Princeville, Kilauea, Hanalei)

On the North Shore of Kauai, you'll find a place of natural wonder. The landscape is stunning, with dramatic cliffs, white sand beaches, lush valleys, and waterfalls - all in your backyard. It's no wonder that Hanalei has the highest median home price than any other region on Kauai.

Surfers will love the famous surf spots here with great views of winter swells. It's a bit like Oahu's North Shore, though the drive can be slow due to the single road. But once you're there, it's a whole day of enjoyment.

You can also explore attractions like the historic Daniel K. Inouye Kilauea Point Lighthouse, the Hanalei taro fields, and the beautiful Lumahai and Kee Beaches. And if you're into upscale resorts or golfing, you'll love Princeville. Plus, there are good dining options, creative shops, and plenty of short-term rentals to invest or stay at.

South Shore - Koloa, Hanapepe, Waimea, Kalaheo

If you live on the south shore, you’ll be just minutes away from many beautiful beaches, great for sunbathing and water activities. One popular beach to check out is Poipu Beach, as it consistently has great weather throughout the year.

Hanapepe and Koloa are known as a historic towns. Poipu is another resort area. Kalaheo is a charming local area.

      East Side (Wailua, Kapaa)

The east side of Kauai is great for family as it provides a lot of entertainment and activities including the famous Wailua River. Swimming, boating and kayaking are all within hands reach. Kapaa is the most populous neighborhood on Kauai, so you'll find Waipouli Shopping Center, grocery stores and other restaurants nearby for your convenience.

      Lihue

Lihue is considered the commercial and government center for Kauai. Here, you’ll find it to be a little more “city-like” as compared to other areas on this island. There’s a lot of shops in the area making it conveniently accessible when it comes to finding places to shop at.

      West Side

Kauai’s west side is home to Waimea Canyon, known as “The Grand Canyon of the Pacific,” which is one of the most spectacular sights of the island. It is 10 miles long, 2 miles wide and 3,600 feet deep. Kauai’s Kokee State Park is also located on the west side and offers camping, hiking, and scenic lookout points boasting breathtaking views of the Na Pali Coast.
