We'll place your home on the market, schedule open houses and private showings. From staging to photography to pricing to marketing, every single detail makes an impression. And impressions matter.
When we are ready to review offers, we will walk you through the pros & cons of each offer. In a sellers market, you will likely receive multiple offers, and it is critical to carefully track each offer to ensure that the BEST offer is selected. If the none of the offers meet your needs, we will work together on a counteroffer strategy. We'll communicate with all buyers’ agents on the status of their offer and ultimately open escrow with the buyer of your choice.
This is when you've accepted an offer from a buyer and both parties have signed agreements. The status of your property goes from active to in-escrow.
Over the next 21-45 days, we will complete any conditions outlined in the purchase contract. We will coordinate with the buyers' agent to schedule inspections and appraisals. We'll closely follow the escrow timeline to make sure all deadlines are met by both parties. We'll get you to the closing table as smoothly as possible.
On closing day, the ownership of the property is transferred from you to the buyer - this consists of transferring funds from escrow, providing mortgage and title fees, and updating the deed of the house to remove your name. In other words, come closing day, you and the buyer sign all the necessary papers to officially seal the deal.
