Mahana Ward Village

The warmth of the sun

Mahana, a Hawaiian word that means to be or become warm (and is often compared to the rising sun), is a new project that Victoria Ward Limited is planning to present to HCDA on July 5th, 2023. Looking over their permit application, we've found that the development will have a tower and podium with 340 units, plus 47,900 sqft of recreational space, 10,905 sqft of open space, and 16,926 sqft of commercial space. Unlike Kalae and The Launiu, Mahana will be located on the mauka end of Ward Village, next to Aalii and across the street from The Park Ward Village.

How much will Mahana's condos cost?

After thoroughly reviewing all the details, there is no mention of pricing. We expect units to start in the high $600ks for studios and top off around $2M for 3 bedrooms, a price range similar Aalii with one exception - Mahana will have no reserved units. Ward Village exceeded their reserved housing requirements with Ulana, Ke Kilohana, and Aalii.

What about the building and floor plans?

Ward Village has selected Solomon Cordwell Buenz as the architect, Tihany Desig for interior design, and VITA Planning & Landscape Architecture for landscaping. The building's design has a unique colonnade style inspired by the architecture at the Hawaii State Capitol. Not only does it consider and accommodate a future rail station, but it also has a triple-height grand porte cochere making the space very pedestrian- and bike-friendly. In fact, there will be 106 bicycle parking stalls at the street level. For cars, there will be a total of 503 parking stalls — 491 for residents, 42 for shops and dining, 12 guest stalls, and 3 loading stalls.

Mahana will include a podium with condos that wrap around facing the park and a tower with two interconnected structures. The taller portion of the tower will feature 8 penthouse units per floor (floors 23 to 34) while the intersecting lower volume will include 15 units per floor (floors 9 to 22). All the studios will be located in the lower volume, while the taller portion will include primarily 2- and 3-bedrooms. It looks like there will be between 12 and 18 floor plans.

Residences

Similar to other developments in Ward Village, Mahana's units will have floor-to-ceiling windows giving residents breathtaking views of Victoria Ward Park, Kewalo Basin, Punchbowl and Diamond Head. To keep the noise down, each unit will be equipped with party walls, perimeter sound gasketing, and solid thresholds tight-fitted to the frame and sill. The majority of units will not come with a lanai - only the penthouses on floor 23.

Amenities

On the 8th floor, residents of Mahana Ward Village will enjoy top-of-the-line amenities including a state-of-the-art gym, a private dining room, guest suites, a dog run, a spa, and even a golf simulator. Two outdoor decks will include a swimming pool, hot tub, several cabanas to BBQ and relax, a green lawn area, and much more.

What will living at Mahana Ward Village be like?

Mahana Ward Village is ideally situated at the intersection of Halekauwila Street and Ward Avenue, with Queen Street also within its reach. Building upon the experiences offered by neighboring residences like Aalii and Aeo, we know that if you live at Mahana, you'll see a lot of foot traffic, but yet have a sense of privacy. It'll have a plethora of dining and shopping choices, plus you're only a few minutes away from Whole Foods, Ward Entertainment Center, Blaisdell Center, and the beach. Plus if the rail station gets built in the future, you might not even need a car.

The culture at Ward Village is unmatched. It's the most hip and urban community that's being developed on Oahu, so if you love urban living, then this is another great opportunity to get in the door. Kakaako offers a farmers market, yoga classes, and many more events that will help you connect to the community. There's a large co-working space in the area as well in case you don't want to work from home. If you can dream it up, Ward Village probably has it.
