The Difference of Kō‘ula

Kō‘ula was designed with exquisite intentionality by architect Jeanne Gang. This Harvard Graduate School of Design professor has made her mark in the industry by incorporating the natural environment into her building designs. The interior design of the building was created by the Yabu Pushelberg duo, a design studio that has made its way into the Interior Design Hall of Fame. Featuring top-notch artists and designers, Kō‘ula has certainly established itself in Ward Village.

With 565 units, Kō‘ula stands 41-stories high and offers 126 studio, 255 1-bedroom, 148 2-bedroom, and 37 3-bedroom units. Prices start at $514,000 for studios (at 291-435 square feet), $791,000 for 1-bedrooms (at 433-758 square feet), $1,108,00 for 2-bedrooms (at 772-1,133 square feet), and $1,792,000 for 3-bedrooms (at 1,457 square feet). There are no Affordable Housing units offered in this building.

Each unit comes with a minimum of 1 parking stall, and many of the larger units come with 2 stalls, depending on the location of the home in the building. All tower residences feature a huge, private lānai, while a majority of the multi-bedroom units include 2 separate lānais for enjoying the panoramic views of the ocean and mountains.

Some of the notable features of units at Kō‘ula include the high ceilings (up to 10 feet in the penthouse units) and floor-to-ceiling windows, allowing for plenty of natural sunlight into the open-concept living space.

The living room, kitchen, and dining areas all flow naturally into another, thanks to the open architectural design. In the kitchen, future residents will see beautiful wood flooring with natural stone countertops with Miele brand appliances. The full-height backsplash complements the wooden cabinets, complete with glass-window top cabinets that coordinate with the floor-to-ceiling windows in the living area.

In the bathroom, residents will find matching tile and cabinets with Grohe and Kohler plumbing fixtures. Bedrooms include large, walk-in closets, providing ample storage for clothes and other valuables. Buyers who are interested in having their space ready to go should consider the furniture package (designed by the same duo that did the interior design of the building) to avoid having to worry about purchasing additional furniture or designing the space.

Kō‘ula is convenient to navigate, with 6 elevators for residents in addition to 2 service elevators. Each unit comes with its own Smart Lock entry system for getting in and out of your unit in a breeze without having to compromise security. Speaking of security, Kō‘ula offers 24-hour security service and includes Ward Village courtesy patrols. It’s easy to feel safe and at home at Kō‘ula, especially with these extra features provided by the building administration.

An Acre (and then some) of Amenities

Kō‘ula really stands out above the crowd when it comes to amenities, offering over an acre of on-site luxury features. The ground floor of the building has over 10,000 square feet of commercial retail space for convenient access to shopping close to home.

While the neighborhood is quite walkable, Kō‘ula provides a secured-entry parking area for residents, complete with charging stations for electric vehicles. Residents are also welcome to utilize the complimentary bike and surfboard storage to prevent these valuables from taking up space in the home. Expecting guests? Kō‘ula offers 4 suites that can be utilized to help accommodate your friends and family during their visit.

Kō‘ula is a pet-friendly building and includes a dog park on the second level, allowing residents to take care of their animals without having to leave the premises. If you and your pup are up for a walk, Ward Village includes plenty of sidewalks and parks right next to home.

One of the most impressive parts of the Kō‘ula building is the 8th floor deck, which features enough amenities to cater to an entire city. This deck has something for everyone, including a beautiful fitness center (complete with a locker room right next door) as well as an outdoor fitness pavilion. There is a great lawn for soaking up the sun and a children’s play area to keep the little ones entertained.

The grand lap pool stretches across the pavilion, with plenty of space for exercising or just relaxing in the water. Host your next party in one of the poolside event rooms, or hang out with your family in one of the pool cabanas. The deck also includes lanai outdoor seating and is next to two luxury spas, with restrooms and outdoor showers just around the corner.
