Although some of the plans for Ālia have not yet been set in stone, limited information is available now, and there are also common features that have been recognized in similar buildings in the area that will likely be included in Ālia. The building plans have been created by the Kobayashi Group, a Hawai‘ian-based real estate development and investment firm. This group prides itself on being family-owned and operated and has developed other similar places in the area.
The name Ālia means “salt bed” and serves as an acknowledgement of the salt flats that previously covered the area. This development, the 9th in the Our Kaka'ako master-planned community, will be 400 feet tall and will feature 477 residential units. At the bottom of the tower, there will be a whopping 3,500 square feet of commercial space. In total, the lot for the building is 3.45 acres.
Location-wise, Ālia is set to be built in the heart of Kaka’ako and next to the Ward Village development, offering the best of both communities in one convenient location. Ālia will be located to the southern portion of the community, which is perfect, as it allows for exceptional views in comparison to other developments in the area. This building will be situated near Ala Moana Boulevard, Koula Street, and Auahi Street.
One of the most exciting aspects of the plans for Ālia is the pricing. Honolulu is known for being pricy, and it can be challenging (especially for first-time buyers) to find a place within budget. Ālia will offer a total of 437 units are market rate and an additional 40 reserve housing units at affordable rates. This will help expand opportunities for potential buyers to help grow the community.
As mentioned above, plans for Ālia may evolve, as the building is not yet under construction, but some information is available regarding likely features and amenities. Ālia is will most likely have individual private lanais for many of the units (if not all of them). Like other similar buildings in the area, Ālia is expected to have a huge recreation deck. Amenities should include a large pool and barbeque cabanas as well as a tennis or pickle ball court.
Some of the other amenities that may be included in this development are co-working spaces, a luxury fitness center, and a spa area. Many buildings in the neighborhood incorporate a yoga room in addition to the gym. There will likely be areas for residents to rent for social gatherings (such as a resident living room or lounge), and there may even be a specified children’s play area to keep the kids entertained. Regardless of the specific amenities provided, Ālia is sure to meet the expectation of having a range of amenities available for its residents, as is par for the course for the area.
While the floor plans have not been shared at this time, many buildings with plans similar to Ālia’s include studios, 1-bedroom, 2-bedroom, and 3-bedroom units. Given the location of the building, the condos should have incredible views of the ocean that can be seen from floor-to-ceiling windows.
Many of the developments in the area have committed themselves to environmental sustainability and the nurturing of a beautiful, visually-appealing environment. This includes top-notch landscaping design and plenty of open space. In fact, Ālia will likely exceed the guidelines of the Hawai‘i Community Development Authority (HCDA) for required amounts of recreational space and open space.
Sales for the Ālia condominiums are anticipated to begin toward the end of 2022. Construction of the building will likely take place from 2023 through 2026. Be sure to check for updates to learn more about developing plans for Ālia!
There are several master-planned communities in the greater Honolulu area, and each of them feature intentionally designed communities that incorporate the history of the region, elements of traditional culture, and features that promote health and environmental sustainability. These developments often include plenty of desirable attractions (such as shopping centers, community parks, and a variety of local restaurants).
Ālia will be built within Our Kaka'ako, a master-planned community that offers an urban, yet relaxed, beachy vibe to its residents. The Hawai‘i Community Development Authority approved Our Kaka'ako in 2009. The development covers 29 acres of land across 9 city blocks. While some of the residences are still in the planning and design phases, several of the buildings have already been completed and sold.
Our Kaka'ako is unique in that it offers opportunities to either rent or own a home, while some of the newer places in the Honolulu region are more targeted toward home ownership. Additionally, the community has availability for singles and families of mixed-incomes, meaning that there are opportunities for buyers looking for the most luxurious places as well as those looking to live in a beautiful area for a market value (or even an affordable housing) price. The development will include both high-rise and low-rise establishments.
Our Kaka'ako is set in a wonderful location to the south of Downtown Honolulu. In particular, Ālia will neighbor the Ward Village master-development, so the building will be located in an especially desirable area that is close to a variety of attractions.
The area is convenient and walkable, with easy access to beaches and parks for outdoor recreation. Our Kaka'ako is close to the Kewalo Basin, Kaka'ako Waterfront Beach Park, and Ala Moana Beach Park. Additionally, Gateway Park is also located near the future location of Ālia.
Another feature of this development is the shopping center SALT at Our Kaka'ako, which includes numerous restaurants, local stores, and even a gym. SALT won the award for the 2018 Shopping Center of the Year for its restaurant and retail offerings and includes 85,000 feet of commercial space that takes up an entire block.
Although Ālia has not yet entered the construction phase, expectations are high for the final product, considering the reputation of the real estate development company and the plans that have already been effectively implemented throughout the community. Having a home in Our Kaka'ako means living close to the beach and the mountains without having to go far to enjoy the benefits of city life.
