ALIA APPROVED

On September 7, 2022, the HCDA voted and approved the plans for Alia. In the hearing, Patrick Kobayashi, the CEO of Kobayashi Group, LLC, added that it was their intention for all residents, future owners of both market-priced units and reserved units, will have full access to Alia's amenities.

Plans for Alia

Although some of the plans for Alia have not been set in stone, there are also common features that have been recognized in similar buildings in the area that will likely be included in Alia. The building plans have been created by the Kobayashi Group, a Hawaiian-based real estate development and investment firm. This group prides itself on being family-owned and operated and has developed other similar places in the area.

The name Alia means “salt bed” and serves as an acknowledgement of the salt flats that previously covered the area. This development, the 9th in the Our Kakaako master-planned community, will be 400 feet tall and will feature 483 residential units - 437 market-priced units, 40 reserved housing units, and 6 market-priced lofts. At the bottom of the tower, there will be a whopping 3,500 square feet of commercial space. In total, the lot for the building is 3.44 acres.

Location-wise, Alia is will be built next to the Ward Village development, offering the best of both communities in one convenient location. Specifically, Alia will be situated near Ala Moana Boulevard, Koula Street, and Auahi Street.

One of the most unique aspects of Alia will be its focus on sustainability. The landscaping will be drought-resistant and include native, indigenous, and canoe plants (original plants brought to the Hawaiian islands by ancient Polynesians). The actual towers will be built with sustainable building materials while some of its energy will be generated by solar and other power generation systems.

Alia's architect will be WRNS Studio, a firm who originated in San Francisco and recently expanded their offices to Hawaii in 2013. The landscaper is Brownie & Lee, and interior designed will be handled by The Vanguard Theory.

Amenities

As mentioned above, plans for Alia may evolve, as the building is not yet under construction, but some information is available regarding likely features and amenities. Alia will most likely have individual private lanais for many of the units (if not all of them). Like other similar buildings in the area, Alia is expected to have a huge recreation deck. According to the approved HCDA application, the following amenities will be included:

Some of the other amenities that may be included in this development are co-working spaces and a luxury fitness center. Many buildings in the neighborhood incorporate a yoga room in addition to the gym. There will likely be areas for residents to rent for social gatherings (such as a resident living room or lounge), and there may even be a specified children’s play area to keep the kids entertained.

Pricing

Because Alia is considered a luxury tower, we anticipate that pricing will range from $900K to $3M. Pricing will be announced soon.

Floor Plans

Alia's approved application includes 1-bedroom and 2-bedroom units as seen in the floor plate below. We expect 3 bedrooms be offered on the top floors. There are 13 different floor plans with views of Diamond Head, the ocean, mountains, and sunset.

Again, sales for the Alia condominiums are anticipated to begin toward the end of 2022. Construction of the building will likely take place from 2023 through 2026.

Living in the Kakaako Community

There are several master-planned communities in the greater Honolulu area, and each of them feature intentionally designed communities that incorporate the history of the region, elements of traditional culture, and features that promote health and environmental sustainability. These developments often include plenty of desirable attractions (such as shopping centers, community parks, and a variety of local restaurants).

Alia will be built within Our Kakaako, a master-planned community that offers an urban, yet relaxed, beachy vibe to its residents. The Hawaii Community Development Authority approved Our Kakaako in 2009. The development covers 29 acres of land across 9 city blocks. While some of the residences are still in the planning and design phases, several of the buildings have already been completed and sold.

Our Kakaako is unique in that it offers opportunities to either rent or own a home, while some of the newer places in the Honolulu region are more targeted toward home ownership. Additionally, the community has availability for singles and families of mixed-incomes, meaning that there are opportunities for buyers looking for the most luxurious places as well as those looking to live in a beautiful area for a market value (or even an affordable housing) price. The development will include both high-rise and low-rise establishments.

Getting to Know the Neighborhood

Our Kakaako is set in a wonderful location to the south of Downtown Honolulu. In particular, Alia will neighbor the Ward Village master-development, so the building will be located in an especially desirable area that is close to a variety of attractions.

The area is convenient and walkable, with easy access to beaches and parks for outdoor recreation. Our Kakaako is close to the Kewalo Basin, Kakaako Waterfront Beach Park, and Ala Moana Beach Park. Additionally, Gateway Park is also located near the future location of Alia.

Another feature of this development is the shopping center SALT at Our Kakaako, which includes numerous restaurants, local stores, and even a gym. SALT won the award for the 2018 Shopping Center of the Year for its restaurant and retail offerings and includes 85,000 feet of commercial space that takes up an entire block.

Although Alia has not yet entered the construction phase, expectations are high for the final product, considering the reputation of the real estate development company and the plans that have already been effectively implemented throughout the community. Having a home in Our Kakaako means living close to the beach and the mountains without having to go far to enjoy the benefits of city life.
