The building plans were created by Kobayashi Group, a local real estate development and investment firm. This group prides itself on being family-owned and operated and has developed other nearby luxury condos such as Park Lane Ala Moana and Hokua at 1288 Ala Moana. Alia's chosen architect is WRNS Studio, a firm led by Adam Woltag, who originated in San Francisco and recently expanded their offices to Hawaii in 2013. The landscaper is Brownie & Lee, the interior designer is The Vanguard Theory, lead by Michelle Jaime, and art curation is done by Hawaii's very own, Kelly Sueda.
The name Alia means “salt bed” and serves as an acknowledgement of the salt flats that previously covered the area. This development, the 9th in the Our Kakaako master-planned community, will be less than 400 feet tall and will feature 457 residential units.
In total, the building’s lot is approximately 3.45 acres which includes 3,118 square feet of commercial space.
One of the most unique aspects of Alia will be its focus on sustainability. The landscaping will be drought-resistant and include native, indigenous, and canoe plants (original plants brought to the Hawaiian islands by ancient Polynesians). The tower will be built with sustainable building materials and will be powered by solar and other power generation systems. Other sustainability features include weave passive ventilation, a central chilled water system, EV charging stations, bike and car share options, and more.
Alia will be built between Ala Moana Boulevard and Koula Street next to Ward Village. The lot is currently occupied by Autosource at 888 Ala Moana Boulevard, directly across the street from the Mazda dealership.
There is no shortage of upscale amenities at Alia. It will have a large recreation deck on the 6th floor with tons of green space and even more amenities to enjoy from the ground floor.
Other amenities will include a pickleball court, coffee bar, health club, Bocce ball court, basketball court, a bowling alley, and 2 pools - one private and the other for families to enjoy.
Roughly 9 of 13 condos on every floor include private lanais. The lanais were strategically designed to enhance natural ventilation and cooling, and were positioned for optimal ocean and Diamond Head views.

As of March 1, 2023, nearly 40% of inventory remains.
Pricing for the 40 reserved housing condos will be disclosed at the end of 2023 or beginning of 2024.
Those who are interested in the 40 reserved housing units must meet HCDA's requirements. The units will be released via lottery in 2024. Initials plans show that the reserved housing will be in the Podium located on the corners of Koula St. and Ala Moana Boulevard and Koula St. and Auahi St.
Alia will be built within Our Kakaako, a master-planned community that offers an urban, yet relaxed, beachy vibe to its residents. The Hawaii Community Development Authority approved Our Kakaako in 2009. The development covers 29 acres of land across 9 city blocks. While some of the residences are still in the planning and design phases, several of the buildings have already been completed and sold.
The area is convenient and walkable, with easy access to beaches and parks for outdoor recreation. Our Kakaako is close to the Kewalo Basin, Kakaako Waterfront Beach Park, the shopping center SALT at Our Kakaako, and Ala Moana Beach Park. Additionally, Gateway Park is also located near the future location of Alia.
20% of the purchase price. The initial deposit is 5% of the purchase price. Following that, you'll have a 30 day rescission period. At the end of the rescission period, another 5% deposit is due. The remaining 10% deposit is due at 120 days.
