Kaulu by Gentry will include a total of 390 new homes and is being developed by Gentry Homes, a reputable real estate development company that has built over 14,000 quality homes in Hawaii. In the process of acquiring the land in Kalaeloa, Gentry Homes engaged with local kupuna to assist with the naming of Kaulu. The name was inspired by the ulu tree, which was one of the first trees brought to Hawaii.
The entire project will be completed by late 2026.
Looking at the construction site as of early November 2023, we can see that nearly 15 to 20 homes are near completion.
The homes at Kaulu by Gentry will feature a unique blend of plantation and craftsman-style architecture, with various exterior color schemes to choose from. Each home will come with an enclosed garage and full-size parking spaces, ensuring residents will have plenty of space for their vehicles.
Both the single-family homes and the townhomes will come with nearly identical features. It was designed this way so that the affordable units offer the same luxuries as market-priced homes.
Interior features include 9-foot ceilings in the main living areas, luxury vinyl plank flooring, designer cabinets, a GE stainless steel appliance package, mirrored closet doors with walk-in closets in the primary bedrooms, a Sterling brand Vikrell bathtub, accessible USB outlets, fiber-optic cable for high-speed internet, and much more.
The outside of the units will include an open picket vinyl fence (3 ft in height), a utility sink in the garage, multiple long-term warranties on the roof, lumber, and siding, individual meters for water and electricity, and more.
It's also important to mention all the energy-saving inclusions. Everything from a digital thermostat to an 80-gallon tank solar water heating system to central AC with a SEER2 (16+) certified efficiency rating. Have a Tesla? These homes are EV-ready as well.
The only difference in features between the single-family homes and townhomes is the availability of optional upgrades.
The single-family homes will include 3 different floor plans as seen below. Each plan includes a covered entry and garage. Plan Aukai is the only floor plan with a lanai.

Kaulu by Gentry will be sold in 8 increments with each increment taking roughly 4 to 6 months. Each increment will have 2 to 7 phases. See the map below to get an idea of how the releases will be planned.
The completion and delivery of this phase is set for mid-February to early March 2024.

Reserved housing units will have a streamlined application process and lower down payment deposits. It's expected that buyers will be able move-in within 5 months after purchase and put a down-payment as low as $1,500.
All affordable units will have access to the same amenities offered to all residents, plus they come with the same quality and finishes as the market-priced homes, however, they will be slightly smaller. The 2-bedroom units will have around 877 sqft of living space and a 355 sqft garage while 3-bedroom units will have 1,084 sqft of living area and a 306 sqft garage. Maintenance fees will range from low $300s to around $400 per month.
Gentry Homes has also partnered with non-profit organizations to provide down payment assistance and home buyer education programs.
Kalaeloa is a former Naval Air Station (Barbers Point) that is being transformed into a master-planned community. The community will feature a range of housing options, from single-family homes to multi-family units, as well as ample green space and community amenities. Kaulu by Gentry will be the first new development in Kalaeloa of its size.
The surrounding area includes a good mix of retail stores and restaurants including Home Depot, Costco, Foodland, DB Grill, and Gyu-Kaku. If you like to the outdoors, the nearby Barbers Point Golf Course is a well-maintained golf course for beginners and White Plains Beach is ideal for family get-togethers.
