Community With a Master Plan

Koa Ridge, a master-planned community by Castle & Cooke, has been long-anticipated in Central Oahu. This development includes all the basic necessities, including retail stores, dining options, and other sources of entertainment, all connected by the 7.5 mile Ho‘ala trail. This reduces the use of motorized vehicles and promotes the feeling of a small town community, which is one of the many intentions noted in this master plan.

The homes of Koa Ridge will be released in phases over the next 10 years, with a total of about 3,500 homes, in all. Residences will range vastly in order to be functional for the housing needs of the city. With an average lot space of 4,500 square feet, you’ll be able to browse among condos, townhomes, single family homes, homes for seniors, duplexes, and multi-generational homes.

In terms of cost, Koa Ridge affordable housing units are expected to start in the high $300,000s, while the most expensive residences will start in the high $800,000s. 70% of the units will be sold at market rate, while 30% will be sold at an affordable housing rate, with opportunities for the community to grow in a manner that accommodates different family needs.

Introducing the Neighborhoods

While some of the homes in Koa Ridge are currently available, others are still in the construction phase. With the variety of options planned for the community, there either are or will be beautiful homes available for families at all stages of life.

Nanea, the first phase of the master plan, offers 3- and 4-bedroom single family condominium homes, with options to utilize different parts of the homes to create up to 6 bedrooms. The houses in this neighborhood are the most spacious in the community and are available in 6 different floor plans. Each home includes a 2-car garage. With flexible options for further customizing your home, the Nanea neighborhood is perfect for families looking for flexibility and the ability to personalize their floor plan.

Need something a little smaller? The Malina neighborhood features 1-bedroom, 2-bedroom, and 3-bedroom townhomes to be sold at affordable housing rates. This phase includes numerous different floor plans with contemporary styles, solar water heating systems, and innovative Smart Home features. Future homeowners will also have the option to purchase upgrades (such as additional appliances and ceiling fans) as well. I am excited about this phase of the master plan because it is so versatile. Malina is more financially accessible than many Oahu homes but does not skimp on the important features.

Next, we have Walea, a condominium townhome series with 2- and 3-bedroom units. These adorable homes also come in a variety of floor plans, with functional and contemporary features. Walea homes include an enclosed garage, open-concept living spaces, and solar hot water systems. My favorite part of these unique floor plans is the breakfast bar, which is perfect for families on the go.

An additional home series, named Luana, offers 3-bedroom, 2.5-bathroom paired condominiums. These duplex-style homes are open-concept by design and are available in 2 different floor plans. Unit sizes range from 1,110 to 1,396 square feet. Homes in this phase also include a privacy fence and options for customization of interior design elements.

Koa Ridge Culture

Community is a major theme that runs throughout the different neighborhoods of Koa Ridge. This has been demonstrated throughout the planning phases of the master development, with an additional focus on Hawaiian culture and tradition. In fact, developers worked with local families that have historically lived in the region and designed the community to be inclusive of the botanical and cultural aspects that are traditional to the area. Castle & Cooke has even promised to plant a new Koa tree each time a home within the development is sold.

There are many ways in which the Koa Ridge development is set up to bring together members of the community. For example, there’s the Hale Lau Koa (House of Koa Leaves) in the center of the property, which serves as a community hub for traditional Hawaiian dances and as well as art exhibits, shows, and meet ups with friends and family. The community will also include a variety of cafes, restaurants, and shops located right in town.

Additionally, Koa Ridge serves as a hub for parks and green spaces. The 7.5 mile Ho‘ala trail wraps around the community and provides a pathway for getting from one place to another on foot or by bike. The trail is separated from the roadway to help keep pedestrians safe as they travel through the development.

Art and music are important forms of expression within the Koa Ridge community. Residents will see murals painted by local artists, and original pieces will be displayed in the model homes for the different phases of housing. Kanile‘a Ukulele has also partnered with Koa Ridge and will be supplying a new Koa wood ukulele to each household within the community. Ukulele Underground is offering free lessons to residents, carrying forward the musical tradition.

Venturing Outside of Koa Ridge

Although there are many options for dining, entertainment, and socialization within the Koa Ridge development, there may be times when you need to leave the community to go into town. Luckily, Koa Ridge is only a 15 minute drive from downtown Honolulu. The community also includes a rail station for TheBus rail system, so residents don’t even need to have a car to get out of town.

With a planned local medical center, a future elementary school, and numerous places for food and entertainment, many residents of Koa Ridge may choose to spend most of their time within the community, as it is convenient, social, and easy to navigate. If you are looking for a suburban backdrop with the walkability of a more urban area, Koa Ridge should definitely be an option on your list.
