Avalon Group purchased the former St. Francis lot for $23.35M, planning to transform it into a vibrant residential community through a mix of new construction and adaptive reuse. The adaptive resuse approach has brought Avalon Group into the spotlight, especially with Governor Green's recent approval of House Bill 2090, which permits adaptive reuse for commercial buildings under local ordinances. This strategic move is poised to benefit both Avalon Group and the local residents, creating a win-win situation for the community. In this case, the adaptive reuse approach will be applied to the lofts (affordable housing), built from a former St. Francis School structure.
The development team for this project includes Avalon Group as the developer, Design Partners Inc. as the architect, and Brownlie and Lee handling landscaping. The site, covering a little over 11 acres, will host 79 single-family homes and 14 multi-family units.
Currently, Avalon Group has hosted a number of community hall meetings to address concerns regarding traffic, congestion, and noise, ensuring the project aligns with the neighborhood's needs.

The single-family homes in this development will range from 1,200 to 1,700 square feet, each offering at least three parking stalls. They will also have an ADU option, for example, homes with 3 bedrooms can convert 1 of those bedrooms into an ADU. Floor plans for these homes include the Ranch, Villa, and Manor-style designs.
The multi-family units will include 2-bedrooms and 2-bathrooms - which all units will be sold via an affordable housing program reserved for those with average median incomes (AMI) of between the 100% and 120% level. While the loft floor plans are still in development, we know their size will be around 700 sqft.
Aria Lane Manoa is ideally situated for families, especially those with children attending Mid-Pac, the University of Hawaii, or Noelani Elementary. Manoa is known for having some of the best-ranked public schools on Oahu, which is why many families seek district exemptions to enroll their children here. Because of this, we believe Aria Lane Manoa will sell very quickly to local families, however, the convenience of living here extends beyond education.
