11/21/2024 - An exclusive showroom was opened at 677 Ala Moana Blvd. Broker presentations will start in December with public sales expected in January of 2025.
8/2/2023 - Coral Acquisition, LLC, a company registered by Prospac Holdings Group, LLC has submitted their application to HCDA. Most of the information below has been pulled from their application.
8/4/2022 - Kamehameha Schools selected ProsPac Holdings, an experienced developer who completed Azure Ala Moana, to develop Kaliu.
Kaliu is being developed by Coral Acquisition, LLC, a subsidiary of ProsPac, recognized for their recent success with Azure Ala Moana. The architecture is by Honolulu-based Design Partners Inc., and interior design is led by Olson Kundig, a Seattle-based firm noted for its minimalist approach. Landscaping is managed by PBR Hawai‘i & Associates, Inc., while construction is handled by Albert C. Kobayashi, Inc.
The project features a 39-story residential tower on a 65-foot tall podium (equivalent to 6 floors). The first floor offers a mix of residential and commercial spaces, while floors 2 to 5 serve as parking levels, providing 525 residential parking stalls. The 6th floor will be dedicated to the amenity deck.
To maintain Mauka and Makai views, the tower design prioritizes preserving these vistas. Additionally, Kaliu along with other developments in Our Kakaako, prioritizes walkability, interconnected parks, Hawaiian culture, and sustainability, considering factors like sea level rise with proposals like a partial elevated sidewalk. Furthermore, the residences will be pet-friendly.
The residences will have floor-to-ceiling windows and some of the units will include lanais. All floor plans can be seen here.
Residences are divided into two categories: Classic and Signature, with their features detailed below.
Official pricing for Kaliu is yet to be disclosed to the public. We anticipate prices to fall in the following ranges: 1-bedroom units will start at $800k, 2-bedrooms will start at $1.2M, and 3-bedrooms at $3M.
Originally scheduled for a 2023 launch, sales are now expected to begin in Q1 of 2025. Construction is expected to be completed in the 4th quarter of 2027.
The amenity deck on the 6th floor will contain approximately 39,592 square feet of indoor and outdoor recreational activities.
Kaliu will be centrally located across the street from SALT at Our Kakaʻako on Coral, Auahi and Cooke street. Its current lot is occupied by Honolulu Beerworks, Bike Factory, and Valyou Furniture. According to Kamehameha Schools Our Kakaʻako master plan, it will reside on Block G, across the street from Kahuina and a block away from Alia.

Many of us have been to restaurants or events there, and it really is a load of fun for singles and families alike.
Kamehameha Schools has done an amazing job planning this master-planned community and with Kaliu's arrival, it's expected to contribute half a billion dollars of economic impact to Hawaii. It's hard to imagine it right now, but by 2026, Our Kakaako will be thriving with more retails shops, eateries, and thousands of new condos.
