Waiakoa is being developed in partnership by Koa Partners and Castle & Cooke Hawaii. Koa Partners, led by CEO Harry Lake—who was born and raised in Hawai‘i and graduated from the University of Hawai‘i—is based in Irving, Texas. The project consists of two residential towers and is part of the ongoing transformation of Our Kakaako. Waiakoa, which means “warrior’s water” in Hawaiian, reflects its cultural origins while also acknowledging the area’s proximity to the ocean.
The development will span approximately 4.2 acres (Block D) and features a mix of market-rate and affordable housing. Affordable units will be offered through the 201H - HHFDC housing program, providing 620 units for local families earning up to 140% of the area median income (AMI).
Waiakoa will consist of 1,032 homes across two towers, including:
Residential units in the towers will be located on floors 9 to 42, with 13 units per floor and 26 units per level.
Koa Partners, known for projects like Kaonoulu in Kihei, is working with Design Partners Inc. as the confirmed architect for Waiakoa. The project will also include 1,663 parking stalls and offer a variety of modern amenities to enhance the resident experience.

In addition to these amenities, residents will have access to a residential tower lobby and 68,000 square feet of ground-floor commercial space, designed to expand retail, dining, and grocery options within the community.
Positioned at 756 Auahi Street, Waiakoa will be centrally located within Our Kakaako, near Ulana Ward Village. The site, currently home to the former UFC gym, is ideally situated between Auahi and Pohukaina Streets, with easy access to nearby parks and shops. The development will include over 40,000 square feet of ground-floor plaza and promenade space, further integrating Waiakoa into the vibrant Kakaako neighborhood.
Sales for Waiakoa’s residential units are expected to open in 2026, with prices to be announced closer to the sales date. A variety of floor plans will be available, catering to a diverse range of buyers. Affordable housing units will follow the pricing guidelines set by HHFDC, while market-rate units are expected to align with higher-end offerings in the area.
Construction is expected to begin in the first or second quarter of 2026, with project completion anticipated in 2029. Waiakoa is expecting to receive approval from HHFDC this month (October 2024), clearing the way for this major new addition to Our Kakaako.
