As we head into the summer, there are exciting new developments throughout the islands that are worth keeping tabs on. After the closing of Saint Francis School in 2019, there was much discussion about other schools showing interest in moving onto the 11-acre property. However, it was announced in early May that the space will serve as a new housing opportunity—a potential opportunity to help keep Manoa families in Manoa. Other things to look out for: a new Ewa Beach luxury development with gorgeous ocean views, and another Koa Ridge condominium that will serve as the first mid-rise building in the neighborhood.

Aria Lane Manoa

Aria Lane Manoa is a development that was proposed to the Manoa Neighborhood Board in early May. Currently in the early and often lengthy stages of permitting, Aria Lane Manoa is a residential community that is in development on the former Saint Francis School property at 2707 Pamoa Road. The school closed in 2019 due to financial challenges. Aria Lane Manoa will offer 76 single-family residential units with 3 to 4 bedrooms and 26 multi-family, 1 studio and 25 2-bedroom units.

The unit mix includes 1 studio, 25 2-bedrooms units, 64 3-bedrooms homes (1,080 to 1,200 sqft.), and 12 4-bedroom homes (1,600 sqft). There will be 45,000 sqft of recreational space including 7 parks, 2 walking paths, and a biki-bike station.

Kekainani

The first bit of news recently was announced via social media and while there isn’t too much information available to the public yet, here’s what we know. Kekainani is slated to be the newest luxury single-family home development in Kuapapa, Ewa Beach. There will be 32 executive-style homes with three spacious floor plans, ranging from approximately 2,400 to more than 4,000 square feet. Many of these homes will offer unobstructed ocean views.

Malu Koa West

Developed by Castle & Cooke, Malu Koa West in Koa Ridge is slated to be the first mid-rise condominiums in the neighborhood. Per our report last year, it was supposed to go on sale last year May, but has been pushed to a release this summer. The development will offer 183 condominium residences and four floor plans ranging from 447 to 1,379 square feet. Each floor plan will include studio, one, two and three-bedroom units, including modern kitchens, bathrooms, open-concept living areas, split AC and parking. Other perks include a nearby Kalahikiola Park with a playground and exercise equipment, and access to the 7.5-mile Hoala Trail, a shared-use path throughout the Koa Ridge community.

Molehu at Hoopili Pohaku Estates

Molehu at Hoopili Pohaku Estates, located off Farrington Highway, will offer 3- and 4-bedroom detached single-family condominium homes, with 2 stories and range from 1,220 square feet. There are four floor plans available: Wena, Alohi, Mahina, and Hoku.

The residences will feature modern exteriors and interior amenities such as stainless steel appliances, designer-selected flooring packages, whole-house split air conditioning, and smart home technology. Pricing details are not currently available. Stay tuned for more details.
