Sky Ala Moana is divided into 2 sections: Sky West and Sky East. Sky West is a residential tower with 1-bedroom and 2-bedroom units, while Sky East features residential flats, hotel rooms, and condo-hotel units. Both towers will be located above the Sky Terrace, with easy access to plenty of parking and shops. An interesting architectural feature of this building is that it is shaped similarly to the letter “V,” allowing for amazing views across the different units.
Residences at Sky West are now sold out, but will be available for resale.
It had 5 different 1-bedroom floor plans and 6 different 2-bedroom/2-bathroom floor plans. Homeowners at Sky West enjoy panoramic views of the city and the ocean from the comfort of their homes. With a total of 390 units, there are 176 1-bedrooms and 214 2-bedrooms. These homes will rest on the top 36 floors of the West tower. Prices started at $500,000s for single units and the mid $700,000s for the 2-bedroom units. Maintenance fees will be $0.94 per sqft.
On the other side, the Sky East units also provide magnificent views, with 225 studio units, 50 1-bedroom units, and 25 2-bedroom units. It's broken down into 3 sections; Sky Flats on the lower floors, Renaissance Honolulu Hotel & Spa in the middle floors, and Renaissance Residences Honolulu on the top floors.
SKY FLATS - NOW ONLY 10 YEARS FOR PALM UNITS
Originally, Sky Flats condos were offered with a 30-year restriction period, preventing owners to resell their units to the general public. As of February 15, 2023, that restriction has been reduced to 10 years for The Flats Palm Units. The Flats Ordinance Kukui Units will continue to be offered at a 30-year restriction period.
84 of these residences, collectively called the Sky Flats, will be listed as Affordable Housing units, while the rest of the units in the building will be listed at market rate. Sky Flats will include 60 studios, 6 1-bedroom units, and 22 2-bedroom units.
Each units shows the Annual Median Income limit requirement. Please note that pricing has changed since the newspaper advertisement was released.

Additionally, the East Tower will include hotel rooms on floors 15 to 29, with a mixture of studios, 1-bedrooms, and 2-bedrooms. Residents may want to consider having their family members rent out hotel rooms when visiting so that amenities can be used by the whole family without having to sacrifice personal space.
Lastly, the East Tower, on the top levels, includes 112 studios, one, and two bedroom unit residences. As of 8/9/22, there are 8 1-bedrooms and 2 studios left where of 2 of those units are ADA Designated Units. The price ranges from $800k to $1.25M. Maintenance fees will be $1.23 per sqft.
Sky Ala Moana was architecturally designed by Design Partners Incorporated, with interior design by Philpotts Interiors. These condos are being built to include contemporary finishes with expansive views above the Ala Moana and Kapiolani Corridor.
My favorite design feature for these units is the floor-to-ceiling windows. This allows for plenty of natural light during the day. Residents will also enjoy stepping out onto their large, open-air lanais to soak in the Hawaiian sun.
Some of the other indoor features are still to-be-determined, but what we do know is that the residences will be most likely be brightly-themed with the inclusion of Bosch appliances, luxury baths, and quartz countertops. I expect there to be under-cabinet lighting (perfect for finding that missing pot lid!).
One of the main highlights at Sky Ala Moana will is the Sky Terrace, a 53,900 square foot level of amenities for residents to utilize freely. Offering a green space within the city, the Sky Terrace features numerous gardens (including a meditation garden and a terrace garden), a dog run area, and a great lawn.
Jump into the heated salt water pool or hot tubs after a long day. Looking to get some exercise done? There is also a separate lap pool that can be utilized as well. The pool area includes barbeque cabanas and pool cabanas for the convenience and comfort of you and your family.
Additionally, the Sky Terrace features indoor and outdoor fitness centers, a yoga and stretch room, and a spa. Residents can relax in the saunas and steam rooms or utilize the His and Hers private massage rooms. There are also specified relaxation lounges and hot tubs available.
The Terrace has plenty of room for the children to enjoy being at home, with a playground and a play space in addition to the numerous green spaces available throughout the floor. With so many amenities available, the Sky Terrace provides something of interest to residents of all stages of life.
Residents of Sky Ala Moana will have easy access to shops, restaurants, and other attractions within the Ala Moana. The bottom floor of the building is set to host boutique shops and restaurants, with additional options for shopping directly across the street.
The Ala Moana Center is located close to the complex and features an open-air shopping experience like no other. Residents will be thrilled to discover the variety of restaurants, coffee shops, and bakeries within walking distance of their home. From upscale dining to unique snacks, you won’t have to worry about finding something to appeal to your appetite.
Another feature of this location is its closeness to the beach. Head over to Ala Moana Beach Park to explore 100-acres of park space, with calm waters that work well for floating around on a lazy day or swimming with the kids. Surfers (and future surfers) will want to check out Waikiki, which is known for its entertainment scene and its surfing schools.
On a practical note, Sky Ala Moana is also close to day-to-day shopping necessities. Foodland Farms Ala Moana, a full 47,000 square feet in size, is the perfect trip for your weekly groceries. Residents will also be within a 10 minute walk to Target, Walgreens, Longs, Walmart, and Palama Market.
Life at Sky Ala Moana is perfect for singles and families who want to enjoy the conveniences of living close to everything in the city but also enjoy fresh air and green spaces. The building is currently still in the construction phase but is expected to be a beautiful addition to the community.
