AFFORDABLE HOUSING APPLICATIONS

The Park on Ke‘eaumoku is now accepting applications. All applications are due by October 15, 2022.

To qualify, you must:
- Be a US citizen
- Be at least eighteen (18) year old.
- Live in Hawaii
- Live in the unit your purchasing
- Have enough income to qualify
- Earn less income than the unit's limit.
- Not own a home - at least for the last 3 years.
- Not have assets that total more than the unit's price.
- Not have received program assistance to purchase affordable housing before.

Take a Walk Through the Park

The Park on Ke‘eaumoku is a mixed-use condominium project that is set to include about 1,000 residential units. Additionally, the complex will include a significant amount (about 88,000 square feet) of commercial space at the foot of the building. Real estate development firm Ke‘eaumoku Development LLC, one of the major developers involved in the project, is locally owned and has been working hard for Hawaii for more than 10 years.

Located in the Ala Moana neighborhood, the condominium will be engulfed by green space and set in an area that promotes walking, biking, and outdoor recreation, in general. The complex’s greenspace will be landscaped and kept up to preserve the beauty of the neighborhood, giving it the feel of a small-town community within a larger city.

The Residences

These contemporary units will offer studio, 1-bedroom, 2-bedroom, and 3-bedroom options to suit the needs of singles, couples, and larger families. Residences will be spread across 2 towers over 42 levels. Each home will include its own private lanai for viewing the beautiful city and mountains while catching a breath of fresh air.

In terms of size, the studios are set to range from 324 to 391 square feet, the 1-bedrooms from 569 to 751 square feet, and the 2-bedrooms from 841 to 990 square feet. The 3-bedrooms, which will start on the 25th floor, are around 1,147 square feet. The 2- and 3-bedroom units also include 2 full bathrooms.

The actual units will be modern in style and will feature open floor plans. I love the floor-to-ceiling windows planned for both the living room and the bedrooms, allowing the panoramic view of the city and the mountains to speak for itself.

In the kitchen, you’ll find beautiful quartz countertops with stainless steel appliances. The kitchen floor plan is open and includes luxury vinyl plank flooring. All fixtures and finishes are modern and contemporary, keeping your home up-to-date with the current times.

In the living room, you’ll also find matching luxury vinyl tile flooring. This is where you’ll get access to your lanai as well. One thing that you won’t notice (in terms of noise, at least) is the air conditioning system, as the condo includes a split a/c system that is cool and quiet.

One of my favorite parts of these condos are the bedrooms. They are set to be large, cozy, and comfortable, with fluffy carpeted floors and huge windows. Some of the units will include bedrooms with walk-in closets for extra storage. The bedrooms will be sound-mitigated to help reduce the noises that come with living in a complex in the city so that you’ll be able to get the sleep you need to rejuvenate for the next day.

In the bathroom, you’ll find a walk-in shower and, of course, modern fixtures. Some units are set to include double sinks, which are perfect for couples looking to have their own space. LED vanity lighting and LED medicine cabinets will be included as well.

While you may already have an idea of how you plan to furnish your new condominium, there will also be options for purchasing your furniture through Wabisavi-Hawaii Furniture Package Provider. This company offers high-quality furniture starting at $25,000, which also includes installation. Buyers will be provided with options for customizing the furniture for their new homes and will be able to have it conveniently installed in a timely manner.

The Perks of Park Living

The amenities at The Park on Ke‘eaumoku will definitely be worth coming home to, if you decide you even want to leave home in the first place. With commercial dining and shopping options on the ground floor, you’ll be able to walk to many desired destinations.

The Grove, set to be located on the bottom floor and right outside of the complex, will include plenty of park space to enjoy with your friends and family. This area will also have a fitness space and a playground for the little ones. Since the community is pet-friendly, you’ll feel free to walk your dog or simply relax in the grass and enjoy the sun.

Additionally, The Grove will feature a food hall that is about 11,200 square feet. This hall includes a full-service bar and numerous restaurants, with options to sit inside or outside. Grab your food to-go or have a drink at the bar for a relaxing, enjoyable evening.

Another main attraction to look forward to at The Park is the 15th floor Amenity Deck, which will only be accessible to residents and their guests. The deck is set to connect across the two towers and will feature a beautiful infinity pool and spa, with private cabanas and a sun deck. You’ll also want to check out the private barbeque pavilions and dining station for hosting your guests.

One of my favorite parts of this deck is the indoor movie theater, which will include surround sound and offer the perfect escape from home (without actually having to leave home). Residents will also have access to indoor fitness rooms with huge windows for viewing the sunrise or sunset while getting in a workout. The fitness rooms will include both cardio and strength machines, and there will also be a separate yoga studio as well.

Location, Location, Location

The Park on Keeaumoku will be a mini-community in itself, but it will also be located within the highly walkable and bikeable larger community of Ala Moana. Only three blocks away from Ala Moana Shopping Center, The Park will have plenty of bike spaces and be near several biki stops. The Park is also being built near a future transit station, and one of the amenities included for residents will be a car share service, so you’ll be able to take a care somewhere, if you need to.

With the location of the complex, I’m not sure you’ll actually need to do much driving! The building is set within walking distance to several grocery stores (including Walmart and Foodland), a pharmacy (Walgreens), and numerous restaurants (including several sushi spots).

If you decide to sell, the City and County of Honolulu will have the first right to purchase the unit. If they do not purchase it, then you can sell it via the City and County of Honolulu's affordable housing guidelines. The purchase price will be determined based on the original price, owner improvements, and a 1% interest per year.
