The Launiu's name was inspired by its unique location, serving as the west gateway entrance to Ward Village. "Launiu" in Hawaiian means coconut leaf, so the development's name gives a nod to coconut groves in Hawaii and what they provide - shade and serenity.
The tower's design is inspired by a mid-century coastal style architecture, using a bespoke material palette, and will feature stunning landscaping and sculptural hardscape elements, ample sidewalks, and public art. The development will also seamlessly integrate with the surrounding area incorporating pedestrian-oriented streetscapes. The lanais extend out in a curvy wave-like fashion giving the building a distinct shape when viewing it from afar.
Launiu's architect is Arquitectonica where interior design will be done by ODADA and the landscaping by VITA Planning & Landscape Architecture. This will be Arquitectonica's first development project in Hawaii.
Launiu at Ward Village will be developed in Land Block 5 of Pauahi neighborhood, on the ewa corner of Ward Avenue and Ala Moana Boulevard, directly next to the future Ka Lai O Kukuluaeo Park and diagonally across the street from Kalae and Ulana Ward Village. Launiu Ward Village is considered a front row condo development so it'll have clear views of the ocean and Diamond Head, however, it's not directly across the street from the beach - it's more diagonally across from Kewalo Harbor. The other front row condos in Ward Village are Kalae, Waiea, and Victoria Place - all luxury developments.
The Launiu will offer a suite of high-end amenities on both the ground floor and recreational deck on the 7th floor. Some of the initially proposed amenities include a fitness center, teaching studio, several multi-purpose rooms, sunset lanai, hydrotherapy spa, catering kitchen, porte cochere, beach lawn, a raised family pool and lower lap pool, a beach cabanas, and several sunset cabanas, and a dog run. An intriguing feature of Launiu's amenity deck is its elevation, situated one floor above its neighboring buildings, Kalae and Alia.
The unit mix will include 141 studios, 137 1-bedrooms, 143 2-bedrooms, and 65 3-bedrooms. Most of the studios and guest suites will be inside the Podium, while the 40-floor tower will have 4 1-bedrooms, 4 2-bedrooms, 2 studios and 2 3-bedrooms on each floor. The 2- and 3-bedroom condos will be faced towards Diamond Head and the ocean and include lanais. The podium will include exactly 90 residences while the tower will include 396.
No individual floor plans have been released yet, but you can register below to receive the latest updates. You can see the floor plate for the tower below. It's interesting to point out that only 2-bedrooms and 3-bedrooms residences will have lanais and views of Diamond Head.

The living area of Podium residences will range from 458 sqft to 494 sqft for studios, 812 sqft for 1-bedrooms, and 1,013 sqft to 1,148 sqft for 2 bedrooms.
Although we don't have the exact pricing yet, Launiu's features suggests it's a luxury condo. This distinction is due to its prime location and use of high-quality materials such as lava stone, opus incertum, cerused white oak, and adze finished millwork in its upper levels. Launiu also stands out with family-friendly amenities and more studios compared to similar front-row developments. Situated at Ward Village's western gateway, expected prices range from studios at $700k to $1M, 1-bedrooms from $1M to $1.8M, 2-bedrooms from $2M to $2.8M, and 3-bedrooms from $3.5M and up. This will be the last front-row development with such a diverse range of pricing.
There will be no reserved housing at Launiu. Launiu at Ward Village is anticipated to start sales in January of 2024 and commence construction in late 2024. We're estimating 2026-27 for completion.
The surrounding neighborhood of Ward Village includes over 2,500 residences and 40 restaurants, cafes, and entertainment venues, along with 44 retail shops and 52 specialized neighborhood services. It truly is a planned urban coastal masterpiece designed to connect communities via public spaces.
While The Launiu will be located on the far end of Ward Village, many of the attractions like Ala Moana Shopping Center and Ala Moana Beach Park are still within walking distance. Its location is unique compared to other developments in Ward Village because it borders Our Kakaako, another master planned community with their own modern restaurants and trendy shops.
