Plans for Ulana

Ulana Ward Village is planned for construction in 2023 and will offer 697 units with views of Ala Moana Beach Park, the Ko’olau mountains, the Pacific Ocean, and the Kewalo Basin. Located on the Ewa side of Ward Avenue, Ulana will include a 41-story residential tower as well as an additional parking building.

This development will include studio (123 units), 1-bedroom (205 units), 2-bedroom (246 units), and 3-bedroom (123 units) condominiums with open floor plans with floor-to-ceiling windows. Residences will have ~8 foot ceilings and open kitchen, living room, and dining areas.

Current plans for the kitchen include luxury vinyl flooring and quartz countertops with Moen brand sink and fixtures. The upper cabinets will be made of lacquer laminate, while the lower cabinets will be a wood tone laminate. Appliances are set to be Whirlpool stainless steel.

In the bedrooms, you’ll find soft, cozy carpeting. Bathrooms will include quartz countertops with double vanities and porcelain tile floors. Bathroom fixtures will be supplied by Kohler and Moen. Although these features may be subject to change, given ongoing development of plans for the building, I am pleased with the choices that have been made so far for the interior design.

Reserved Housing

All of the units at Ulana Ward Village will be sold through the Hawaiian Community Development Authority’s Reserved Housing program. This program is worth looking into, and if you meet the income requirements, you may be eligible to purchase a condo. Some of the other requirements include Hawaiian residency and ability to qualify for the home loan, so these are important factors to look into as you prepare to buy your home.

As of the end of July, 2022, there are ONLY studios and 2-bedrooms left.

A Plethora of Amenities

Like the other Ward Village communities, Ulana Ward Village is set to have its own unique amenities for its residents. In addition to being close to plenty of parks and green space, Ulana will feature open-air amenities, including an indoor-outdoor lobby and a central community lanai. Residents will also be able to enjoy a lawn pavilion, and one of the most interesting proposed amenities is the development of Ka Lai o Kukuluaeo Park, which will cover 40,000 square feet and will be private to residents of Ulana.

Families can reserve BBQ Cabanas to spend time with loved ones.

Other amenities to look forward to are the outdoor reservable cabanas and barbeque grills, which will be perfect for a summer evening cookout. Kids will enjoy the on-site play structure, and there is even a separate dog park for your pets. Have sports equipment? There will be allocated spaces for you to store your bike and your surfboard that that you won’t have to worry about finding a space for them within your unit.

In addition to the numerous outdoor amenities planned for Ulana Ward Village, there will also be indoor features as well. The complex will include its own fitness center as well as co-working spaces, which are perfect for people who work from home but want to have a bit of separation from their “home life” versus “work life.” The complex also includes separate living and meeting rooms that can be utilized by residents and their guests.

Private work spaces are available to work outside of your unit.

Ulana Ward Village will have an onsite, resident manager, so you’ll know that management is truly invested in the safety and happiness of the residents. The building will include its own security and private resident parking.

Ward Village: A Community in the Making

The Ward Village community features a variety of new homes that are engulfed by over 150,000 square feet of parks and green space. Ulana Ward Village will be located near Victoria Ward Park and Ala Moana Beach Park and will also feature its own park that will be private to residents. A large focus of many of the new communities in the area has been on promoting green space, and the plans for Ulana fall in alignment with this trend.

I am particularly excited about the proposed elevated walkway to Ala Moana, which would allow for easy access to the beach and Kewalo Harbor from Ward Village. This walkway will take you from Victoria Ward Park over Ala Moana Boulevard, so you can make it to the beach without having to drive or walk across a busy street. A perfect addition to this already walkable community, the pedestrian bridge is definitely something for Ward Village residents to look forward to.

Future residents of Ulana Ward Village will enjoy living in a neighborhood with a strong sense of community and culture. The greenspace available will promote engagement in outdoor recreational activities, and there will also by retail and dining options nearby, including adorable cafes and shops. You’ll be able to get your fresh fruits and vegetables from the weekly farmers’ market and grab a cup of coffee on your way home.

Working outside of the community is easy, given the numerous options for transportation and convenient access to the highway. Ward Village is located near Ala Moana Boulevard, which provides additional options for public transportation. The Honolulu Area Rapid Transit (HART) rail station will be a short walk away from Ulana as well. No matter what area of town you need to get to for work, you’ll be able to find a way to get there easily from any Ward Village housing unit.
