Nanahea brings those everyday possibilities to a collection of detached homes within Hoʻopili. The six main floor plans offer 3 to 5 bedrooms and approximately 1,092 to 1,859 sqft of living area. Homes include fully fenced private yards, with landscaping that includes grass, irrigation, a fruit tree, and a raised garden bed. Yard sizes and planting selections vary by home.
Start with how you want to use the rooms, then compare space. Nanahea has six main plans, with additional garage-access and rear-lanai or stoop variations.
| Floor plan | Bedrooms | Bathrooms | Interior living area | Stories | Parking |
| Kōlea — Plan 19 | 3 | 2 | 1,092 sq. ft. | 1 | 2-car garage |
| Nēnē — Plan 20 | 3 | 2.5 | 1,342 sq. ft. | 2 | 2-car garage |
| ʻIwa — Plan 21 | 3 | 2.5 | 1,463 sq. ft. | 2 | 1-car garage + 1-car carport |
| Noio — Plan 22 | 4 | 2.5 | 1,633 sq. ft. | 2 | 2-car garage |
| Aeʻo — Plan 23 | 4 | 2.5 | 1,741 sq. ft. | 2 | 2-car garage |
| Koloa — Plan 24 | 5 | 3 | 1,859 sq. ft. | 2 | 2-car garage |
There are practical differences between the layouts. Kōlea puts all three bedrooms on one level. Koloa offers five bedrooms, including a bedroom and full bathroom downstairs. Several plans include bonus space that could become a work area, reading corner, or second place to watch TV.
Start with Kōlea, Nanahea’s single-story plan. Its 1,092 square feet is the smallest interior in the collection, but the layout includes vaulted ceilings over the living room, dining room, and kitchen. All three bedrooms are on the same level.
Compare bedroom dimensions and furniture placement to see whether the layout gives you the space you need.
Look at Koloa. Its fifth bedroom sits on the main floor beside a full bathroom, while the remaining four bedrooms are upstairs. That separation could be useful for guests or a home office.
The upstairs bonus space adds another place to spend time outside the bedrooms—a useful detail if you want a second TV area or somewhere to spread out.
Nēnē has three bedrooms and an upstairs bonus area. That gives you a separate place for a desk, hobbies, or a reading nook without using one of the bedrooms.
Noio and Aeʻo both have four bedrooms upstairs and bonus space downstairs. Compare where that extra space sits in relation to the kitchen and living areas, especially if you plan to use it while other people are home.
ʻIwa provides 1,463 square feet with three bedrooms, a one-car garage, and a one-car carport. Noio adds a fourth bedroom and a two-car enclosed garage within 1,633 square feet.
That is a difference of 170 square feet, but the additional bedroom and parking arrangement may matter more than the size alone.
The developer’s brochure lists these included features:
PV-ready and EV-ready describe preparation for those systems; they do not mean solar panels or an EV charger are installed.
Confirm the appliance package for the specific home, including whether a refrigerator and washer/dryer are included or offered as upgrades.
Nanahea at Hoʻopili offers new detached homes with advertised starting prices of $925,990. Prices vary by floor plan, homesite, and included options. Available homes may cost more than the advertised starting price.
Once you have a few preferred layouts, request the current price sheet to compare the actual homes available. That lets you weigh the differences in space, parking, yard, and location alongside the purchase price.
Advertised starting price reviewed October 3, 2026. Prices and availability are subject to change.
Nanahea’s homes are physically detached, but the developer describes the community as single-family detached condominiums. You get a separate home with a private yard within a condominium community.
Before selecting a home, ask for the current association fees, community documents, and an explanation of maintenance responsibilities. Confirm what changes you can make to your yard or exterior and how parking works for residents and guests.
The same floor plan can feel different on another homesite. Look at:
For ʻIwa, consider whether a garage plus carport works as well for you as a two-car enclosed garage. For Koloa, walk through the downstairs bedroom and nearby bathroom to see whether their placement suits your intended use.
Spend time around the surrounding streets, too. The future school and park are useful context when choosing a home, but their timing should not be assumed.
Nanahea sits in the eastern portion of Hoʻopili, around Kamailehope Street, ʻOnohiʻula Street, and Kulanihākoʻi Street. Nearby recreation areas, planned park space, and access to Honouliuli rail station give buyers reasons to look beyond the homes themselves.
The temporary 4J Soccer Fields (future middle-school site) sit beside Nanahea, putting neighborhood recreation close to home. Nearby Jim Schuler Paʻani Park offers basketball and pickleball courts, while other Hoʻopili recreation options include Kōnane Park, Pearl Park, the SoHo Community Center and Pool, and Bark & Ride dog park.
Honouliuli, the Hoʻopili rail station, sits north of Nanahea on the community map. Its proximity gives buyers another transportation option to consider.
If rail would be part of your routine, walk the route from the specific home you are considering. Check the crossings, station entrance, and connections to your destination to understand how the trip would work for you.
