Ward Village in Kakaako will eventually include 4,500 condos.
The Ilima phase of the Hoopili development was completed in early 2020, and the homes were sold via a lottery system. The neighborhood offered homes at affordable housing rates and at market rates. Market prices started in the $500,000s, and affordable houses started in the $400,000s. Buyers had to meet specific income and residency requirements to qualify for the affordable housing units, like other homes that have been sold as a part of this initiative. In total, the affordable housing initiative covered 28 of the original homes. View homes for sale

Ilima Hoopili offers split-level townhomes and flats. The design is similar to Kohina, a previous phase of the development. There are 3 variations of homes to choose from as well as 7 different floorplans. Each home offers 2 or 3 bedrooms with 2 or 2.5 bathrooms, with spacious, open-concept floorplans ranging from 935 square feet through 1,400 square feet. In total, Ilima offers 76 homes.
One of the most noticeable perks of living in Ilima is the inclusion of a private, fenced-in yard as a part of the unit. While many townhomes only include a lanai, this phase incorporates both the lanai and the yard so that you and your family can enjoy spending time outside on the porch or in the grass.
Additionally, Ilima homeowners will have access to at least 2 parking stalls per unit. Some units also include a 1-car enclosed garage. You’ll never have to worry about where to park your car, which is great, since you may not use it very often in this community. The Hoopili development was designed to have all of the most common necessities within walking or biking distance, and the wide sidewalks and designated bike paths help support this pedestrian-friendly environment.
While all of the neighborhoods within the Hoopili development are situated to be walkable, there are certain community amenities that are in close proximity to Ilima. The location of the homes is perfect for families, as there are plans for future schools to be built within a 3-mile distance, and the Hoopili park is located down the street.
Ilima residents will have close access to 3 future HART rail stops, and 1of the stations will be right next to the neighborhood. There is also close access to pathways for walkers and bikers to make their way around the community. Plans are underway for a community center to be built nearby, and there will also be a pool in the future!
When you first walk up to your new home at Ilima, you’ll notice the large front entry lanai, where you can sit and watch the kids play in your cute, fenced-in yard. The home comes with a 1-year builder warranty and a 10-year structural warranty, so you can rest easy knowing that these aspects are covered.
Once you walk in the door, you’ll notice how cool and comfortable your new home feels, with its split air conditioning systems. The unit also comes pre-wired for the installation of ceiling fans, as desired. Ilima homes also include energy-efficient features to help you save money on your utility bills and limit your family’s impact on the environment.
In the kitchen, you’ll find a large island that is perfect for sorting groceries and preparing meals. These homes also come with white wood cabinetry with soft-close doors. Kitchens are equipped with stainless-steel sinks and Frigidaire appliances.
Once you move on to the master bedroom, you’ll notice a huge walk-in closet and a balcony, which is perfect for warm summer nights. You won’t have to worry about feeling safe at night, as each home is equipped with smart home features to help you protect your family, including a video doorbell.
In addition to the amenities available in the Hoopili development, there are also plenty of benefits to living in Kapolei and Ewa Beach outside of what is available within the immediate community. While public transportation will soon be widely accessible, many of these places are only a few miles from the development and can be reached via biking, walking, or driving.
For one thing, Ka Makana Ali’i, the Center for West Oahu, is just 2 miles from Hoopili. This huge shopping center offers stores, restaurants, a luxury movie theater, and farmers’ markets. The center hosts community events, such as family movie nights, fashion shows, and sidewalk sales. Ka Makana Ali’i supports local farmers and venders and strives to be a place where members of the community can come together to enjoy themselves.
Another perk of living in Ilima Hoopili is its close proximity to the KROC center. This center is huge (covering 15 acres) and includes a leisure pool (with two lazy rivers, an interactive splash pad, and poolside cabanas), a competition pool for athletic swimming, and a jacuzzi. There is also an incredible fitness center that includes cardio equipment, studios for classes, a training room, and a few massage therapy rooms. KROC members have access to a game room with arcade games and a ping pong table, and the athletic center includes a gym for basketball and volleyball. Members can also take advantage of rooms that are available for rental, classes on a variety of topics, and a preschool program for young children.
Additional places for entertainment, exercise, and recreation are just down the road from Hoopili. The community is close to 10 different golf courses (all within an 8-mile radius) and a plethora of beaches, parks, and trails. Rainy days can be spent on the nearby indoor racing track, at the trampoline park, or at the roller rink. The greater community offers such a large variety activities that it’s nearly impossible to run out of things to do!
Home buyers looking for a townhome that is in a desirable location and has its own fenced-in yard should check out the homes at Ilima within the Hoopili development. These homes are still quite young and offer plenty of perks, such as covered parking, smart home features, and front patio lanais. All these features will help you turn your house into a home!
