Spacious Homes at Iliahi

Hoopili Iliahi resale homes were originally built in 2018, so they are still relatively new and may have even had just one previous owner. Iliahi offers single-family and duplex homes as well as homes with unique accessory dwelling units (ADUs). ADUs are basically “mini homes” within the larger unit. At Iliahi, ADUs include a full kitchen and bathroom to provide privacy for the extended family member, friend, or tenet staying in that space. There are both single-level and split-level homes available in this release.

Iliahi is different than the other neighborhoods at Hoopili because the lots include large yard spaces of 3,500 plus square feet. The grass is always green and healthy, as it is taken care of by irrigation systems that were installed prior to the initial sales. Another interesting feature of these units is the concept of “urban gardens” in which fruit-bearing trees are incorporated across the different properties, providing literally edible landscapes for homeowners.

Another interesting feature of Iliahi homes is the inclusion of 2-car garages, which is pretty challenging to find throughout the greater community. Depending on the unit, homeowners may also have access to an extensive driveway, which is perfect for families requiring additional car space.

Upgraded and Economical Unit Features

The specific features of each Hoopili Iliahi unit are dependent on the particular home, but there are some anticipated trends that span across the different units. Future homeowners can expect to see luxury vinyl flooring, stainless steel appliances, and split air conditioning systems. Outside exterior features are contemporary and updated compared to the features of previous phases. Homes within the Hoopili community also tend to be energy efficient, which is in alignment with the development’s focus on sustainability.

Since Hoopili Iliahi units are now available for resale, some of the original owners have provided updates that add comfort and value to the homes. For example, some homes now come with fenced yards and updated appliances, including tankless water heaters, new washer/dryer combinations, and smart refrigerators with WIFI screens and sound systems. Other features that may be available (depending on the specific unit) include walk-in showers, dual sinks, and oversized kitchen peninsulas.

An additional amenity enjoyed by Iliahi residents is the actual location of the neighborhood and its close proximity to desirable places within the Hoopili community. For example, Iliahi is close to the Konane neighborhood park, which also hosts a community center with a pool that is maintained by the development. Furthermore, Iliahi is near the SOHO community center, and the community’s 4J soccer field. There are plans for a future elementary school and rail station to be built close to the neighborhood as well.

Residents at Iliahi will not have to pay any maintenance fees for the neighborhood, expect for the $65 monthly fee that is charged to all Hoopili residents. This fee helps to maintain amenities available to all members of the community, such as landscaping in common areas and the upkeep of the pools. Prices for Iliahi resale homes vary depending on the owner and the home and lot size. In general, potential buyers can expect prices to start in the high $700,000s to just over $1,000,000.

More on Hoopili —A Master-Planned Development

Hoopili is a desirable, family-centered community located in Ewa Beach and Kapolei. Developers D. R. Horton Hawaii have designed the community to be walkable, bikeable, and generally accessible and convenient to its members. In fact, one of the main goals of this development is to reduce the hassle of long commutes. This opens up additional time in the day that can be spent pursuing other interests and spending time with loved ones.

In total, Hoopili covers approximately 1,287 acres, and it consists of a variety of neighborhoods that have been released in different phases. The development offers single-family homes, duplexes, FLEX homes (which can be utilized for running a small business on the ground floor and as residential space on the second floor), and accessible dwelling units. Some units have been sold following the guidelines of the Hawaiian affordable housing standards, while others have been sold at market rate. This plethora of home sizes, styles, and price points allows for a diverse group of families to come together to form a community.

One of the values woven through each of the Hoopili phases is the preservation of the environment and the incorporation of green spaces. The development is walkable and includes wide sidewalks as well as bike lanes. Each neighborhood is in close proximity to parks and community centers, some of which include public swimming pools. Many of the homes also include edible landscaping with fruit-bearing trees.

A Neighborhood Close to Everything

While the Hoopili development has a lot to offer in itself, the location of the community is situated near beaches, golf courses, hiking trails, and shopping centers. Additionally, the community is close to several educational institutions, including the University of Hawaii West O'ahu campus. Residents can literally live, work, and go to school without having to sit in traffic every day.

Residents at Hoopili will also have access to forms of public transportation to help ease commutes out of the community. In fact, the development is planned to have its own rail station, and there are already 2 of these stations nearby. Several bus stops can also be found throughout.

The resale homes at Hoopili Iliahi serve as a beautiful addition to the development and provide opportunities for families looking for a home that is in close proximity to community amenities and includes the additional bonuses of having a yard and a 2-car garage. Future homeowners will want to inquire about features for the specific unit they are interested in purchasing, as some of the current homeowners have provided excellent upgrades.
