Located at 1659 to 1673 Kapiolani Boulevard, where the popular Akasaka restaurant and Jazz Minds club currently stand, the 1667 Kapiolani Development is a proposed high-rise tower project by KCR Development. The project, designed by local firm Design Partners Inc., is a TOD development situated just 0.4 miles from the planned Ala Moana Center Transit Station and neighboring the future Mandarin Oriental Honolulu. The development will feature a 34-floor tower atop a 9-floor podium.
The ground floor will be well-equipped with a vehicle driveway, pedestrian walkway, porte-cochere and lobby, commercial and retail spaces, vehicle loading stalls, bicycle parking, and car-sharing spaces. The Kapiolani Boulevard frontage will host various commercial and retail services, including restaurants, convenience stores, clinics, and cafés.
The 10th floor will serve as the recreation deck, featuring a pool, toddler and children’s play area, fitness center, BBQ area, lounge, party, dining, and yoga rooms. Additionally, the 17th floor will offer a linear recreation deck above the affordable residential apartment units facing Kapiolani Boulevard.
1667 Kapiolani Tower will include 499 market-rate housing units, comprising 133 studios, 144 one-bedroom units, 162 two-bedroom units, and 60 three-bedroom units. There will also be 132 affordable housing units, including 50 studios, 68 one-bedroom units, and 14 two-bedroom units.

1667 Kapiolani Tower is located within the Ala Moana neighborhood, approximately 0.4 miles from the planned Ala Moana Center Transit Station and close to the Ala Moana Center. The immediate area includes the Ala Moana Hotel, the planned Mandarin Oriental, Kapiolani Residence, the Convention Center, Kapiolani Business Center with a 24 Hour Fitness, and the Pan Am Building. This development is expected to catalyze further growth in the neighborhood, transforming Kapiolani Boulevard into a high-density mixed-use corridor that links downtown Honolulu and Waikiki.
