NorthPark by Gentry, located next to the Thomas H. Gentry Community Center, will offer 174 single-family homes as a part of a larger, master-planned community. These open-concept homes will be built off of 4 different floor plans to allow for a variety of options.
Floor plans will offer 3-bedroom, 2.5-bathroom and 4-bedroom, 2.5-bathroom homes ranging from 1,194 square feet to 1,259 square feet in size. The homes will be 2 stories, with split-level options, covered entries, and 2-car garages (with driveways for additional parking space). Options for adding on a covered lanai are also available.
In alignment with other new homes in the area, NorthPark by Gentry homes will include numerous energy-efficient features to help you save on bills and reduce the environmental impact. These homes include Low-E dual paned vinyl windows, spray foam insulation, and insulated garage doors to promote the best efficiency of the central AC. Additionally, each home comes with an LED lighting package and a solar water heating system. These small housing adaptations can greatly benefit the environment and save you hundreds of dollars in bills over time.
Gentry homes are traditionally built to be strong, and NorthPark homes are no exception. These homes are built with borate-treated lumber (with a 30-year warranty), and James Hardie siding (with a 30-year limited warranty), and a composite roof (with a limited lifetime warranty). Your 2-car garage comes with a utility sink, so you can wash what you need to wash before entering your home.
Once you step into the home, you’ll look up and see your new 9-foot ceilings, which are featured in all living areas. The downstairs floor is covered in luxurious vinyl plank flooring, and the second floor features wall-to-wall soft carpet.
The open concept floorplan will lead you into your kitchen, which includes designer laminate cabinets for storing all of your supplies and Corian kitchen countertops to hold your most prized appliances. So many memories happen in and around the kitchen, so it’s important to find a space that you’re truly happy with.
Speaking of appliances, homes at NorthPark by Gentry each come with a stainless steel GE appliance package. The package includes an oven with a ceramic top, a refrigerator with an ice maker, a huge washer and dryer set, and a dishwasher. A vented microwave and a stainless steel kitchen sink will also be included with the home. With all of these appliances already available, you’ll knock out some of your major purchases before you even move into your new home.
With USB outlets installed in the kitchen and the bedrooms, you’ll be able to easily charge your electronics without having to search for the right adaptor. It’s annoying to have to keep up with different charging adaptors for each device, so having USB ports can really come in handy! Other features of the bedrooms include walk-in closets with mirrored closeted doors. I like a walk-in closet because it provides extra storage space for items I want to keep but don’t necessarily need on a daily basis, like high school memorabilia or old artwork made by the kids.
In addition to these features, there are also options for upgrading your home to best suit your family’s needs, such as adding on covered lanais for enjoying the Hawaiian sunset from right outside your home. Some buyers may also want to add ceiling fans to mitigate the warm weather (though the air conditioning system is energy efficient as well).
Gentry also offers options for flooring upgrades and installation of a wireless security system and a home automation system. I am particularly interested in the home automation system because I have seen these “smart” features and other homes, and they allow for remote control of the air conditioning and light switches, making it easy to regulate your energy usage, regardless of location.
Prices for these homes start in the mid $800,000s. This neighborhood does not include options that meet the Honolulu Affordable Housing requirements; all homes are set to sell at market prices. Homeowners are expected to pay a maintenance fee of $160 per month and quarterly association fees (roughly $42 per month), which supports upkeep and property insurance for community common areas. This type of fee is standard for this area.
Homes are sold via a lottery process where usually 5 to 10 homes are released with each phase. Gentry Homes has already completed 17 phases and are expected to hold 2 more lotteries releasing their last 13 homes. Complying with the City and County of Honolulu's requirements, these homes must be sold to owner occupants within 30 days of their release. The next lottery is expected to be held in October, 2022.
