2023 seemed like a busy year for new developments, but as we looked back to review the releases and announcements, there wasn't as much action as we expected.
According to our recap below, the majority of new developments or new homes released were located in Ewa Beach. This was also inline with the resale market - based on HiCentralMLS's market report, properties priced below $700k saw an increase of over 10% in 2023, while higher price points saw a large decrease. With that being said, it appears that real estate developers with projects priced closer to the median sales price are either waiting for the market to shift or they're still going through the long approval process. The latter might be more realistic especially since most of the affordable housing projects have been expedited via the Governor's emergency proclamation.
You'll notice that there was only one release on the outer islands. For the most part, there are many other releases not mentioned here, but fall under either affordable housing or rentals. For the latest affordable housing projects, please visit AffordableHousingHawaii.com.
As for 2024, there are 2 projects that we're focused on - The Launiu and Malu Koa West.
The Launiu offers studios, 1-, 2-, and 3-bedrooms. It's the last Ward Village development on the front row that will be priced in a reasonable range for its location and amenities. New renderings of the development were released via 3 architectural media outlets, and you can see them on our Launiu page. Malu Koa West has a unit mix of studios, 1-, 2-, and 3-bedroom units as well, except it's located in Waipio near to Costco. The project was originally supposed to go on sale in May of 2023, but has been pushed back and is expected to release in 2024. A few recent changes to Malu Koa West include:
