New Development in Koloa

Developers of Kauanoe o Koloa have big plans for the community over the next several years, and pre-sales are already underway for the first phase. The initial plans include development of the first set of units as well as some of the planned on-site amenities, including the Clubhouse, a community restaurant, and a pool. These units are anticipated to be so popular that they are being sold prior to their construction.

In total, the community will include 279 condominium homes across 25 acres of land. These 2, 3, and 4 bedroom units will be spread across the Kiahuna Golf Course in 30 residential buildings. Buildings will be 3 stories, and with single-story individual residences. Expect to see island-inspired designs, open floorplans, and covered lanais, with unit sizes ranging from 1,301 through 1,684 square feet.

Units at Kauanoe o Kōloa are limited in availability and will be offered for purchase across 4 pre-construction phases. The pre-sales for the first phase have already completed, with prices that started at $1,199,000 for 2 bedroom units and $1,649,000 for 4 bedroom units. The pre-construction sales for Phases Two is now underway with the first 18 of 69 units now on sale (Buildings 9 and 10). Pricing in Phase Two starts at $1,399,000 for the Kilohana floor plan, $1,600,000 for the Moana floor plan, and $1,830,000 for the Noelani plan.

Potential buyers will need to invest 10% earnest money into escrow upon reservation of the home. An additional 10% will be due 1 year following your reservation. It is also important to keep in mind that these homes are eligible for short-term rental, which provides an amazing opportunity for families who want to purchase a vacation home to rent out to others.

Choosing Your Unit Size

Kauanoe o Kōloa has three different floorplans, all of which are similar in terms of layout and style. The main difference among the units is the size. Kilohana is the smallest floorplan at 1,301 square feet, with 2 bedrooms and 2 bathrooms. Next, we have the Moana, which is 1,541 square feet and has 3 bedrooms and 3 bathrooms. The largest plan, Noelani, is 1,684 square feet, with 4 bedrooms and 3 bathrooms.

Potential buyers can expect to see similar interior features across these units. Kauanoe o Kōloa homes offer amazing views of the mountains and/or golf course. Each unit includes 9-foot ceilings, classy quartz countertops, and stainless steel appliances. Your new home will also come with a washer and dryer, air conditioning, and your own, private covered lanai.

Exterior features will include island-style architectural designs, beautiful tropical landscaping, and siding made from board and batten and shiplap. Expect to see plenty of green space throughout the community. Each building is anticipated to be 3 stories and will include between 9 and 12 units. Residents and their guests will not have to worry about parking, as this will be easily available throughout the community.

Initial pricing for these homes is dependent upon the size/number of bedrooms. The Kilohana (2 bed, 2 bath) will start at $1,199,000. The Moana (3 bed, 3 bath) will start at $1,374,00, and the Noelani (4 bed, 3 bath) will start at $1,574,00.

Community Amenities

We’ll get into some of the highlights of living in Kauai, but first, let’s take a closer look at some of the amenities that will be offered at Kauanoe o Kōloa.
