The Hokuula Community

The word “Hoku’ula” means “red star” in Hawaiian, a name that is reflective of the glowing beauty of this development. These single-family homes are spread across 63 acres of land and overlook Central Maui and Paia. They provide easy access to Haheka Road and Hami'imaile Road and rest on the northern portion of Central Maui.

Currently, these homes are still under development, but they are expected to reach completion by 2023. Developers at Aina Lani Pacific have designed the units to be across rolling hills, which provides for incredible views of the ocean and mountains. Fluctuating elevation throughout the community promotes a serene, relaxing atmosphere for residents to enjoy.

At the edge of the community, you’ll find several large parks for enjoying the fresh air and panoramic views. Although Hoku’ula is tucked away from the busyness of the city, it remains close to many common necessities, including several schools, shopping centers, restaurants, and the Kahului Airport.

Hokuula Homes: The Specifics

Once completed, the Hoku’ula community will include 196 single-family homes with opportunities for workforce housing prices provided during lotteries hosted in early 2022. This means that some of these homes were priced according to the median income levels of residents currently on the island (as collected by the Department of Housing and Urban Development). Other units on the property will be open-market.

Each residence at Hoku’ula will include 4 bedrooms and at least 2 bathrooms. Home sizes will range from 2,239 through 3,646 square feet with oversized lots from 7,500 through 8,500 square feet. With options for 6 unique floorplans, there are some features that are specific to each floorplan, yet there are also standards that can be expected to be met throughout the development. These standard features include 9-foot ceilings, quartz countertops, and stainless steel appliances. Hoku’ula homes also include double pitched plantation style roofs, vinyl plank flooring, and double-pane Low E windows.

Another unique feature included in each residence is the covered lanai, and some of the floorplans include more than one! Every home will also come with a 2-car garage, so you’ll never have to worry about parking once you’re at home.

The 6 different floorplans at Hoku’ula are simply labeled as letters of the alphabet, from A through F. Floorplan A is a 4 bedroom, 3 bathroom unit that is 2,239 square feet in size. It comes with a separate laundry room, dual sinks, and a covered entryway. My favorite part of this floorplan is the separation of the bedrooms, which are each located in a different corner of the home. This is perfect for families looking to have a little more privacy and space to themselves, and it still provides opportunity for everyone to come together in the great room.

The second floorplan, Plan B, is a 4 bedroom, 2 bathroom unit with a generous 2,340 square feet of space. This plan includes the same highlighted features as Plan A but with three of the bedrooms on one side of the home and the master bedroom on the other side. Both plans also include massive 8 foot by 24 foot covered lanais that will be accessible from the great room.

Next, we have Plan C, a 4 bedroom, 2.5 bathroom home that is 2,515 square feet. This floorplan is actually 2 stories and incorporates a powder room on the bottom floor. The master bedroom for Plan C is on the main floor and also includes a walk-in closet and a large bathroom with dual sinks.

The fourth floorplan, Plan D, is a 4 bedroom, 3 bathroom home boasting 2,641 square feet of space. A unique feature of Plan D is that two of the bedrooms are located on the first floor, while the other two are on the second floor, providing additional privacy to residents. It also includes a separate office space that can be utilized for working from home (or really, for anything you’d like to use it for).

Plan E, the fifth floorplan, is a 4 bedroom, 3.5 bathroom unit that is 2,841 square feet in size. Like the previous two plans, Plan E is a 2-story home. This one includes two covered lanais in addition to a separate dining lanai for enjoying meals outside. The extra powder room is conveniently located near the great room and there are additional storage areas provided.

Lastly, we have Plan F, the 6th plan in the Hoku’ula community. Plan F includes 4 bedrooms and 2.5 bathrooms and is a humungous 3,646 square feet in size. This floorplan includes numerous covered lanais and an oversized primary bathroom as well as a gigantic storage room.

Do you have extended family members, or even a college-aged child, coming to live with you? Check out the ‘Ohana units, which are small homes that are built adjacently to the larger homes. These units are available for select market-priced homes. They are around 588 square feet in size and include a bedroom, bathroom, laundry room, and kitchen and living area. Some of these units are attached to the larger homes, while others are detached. This provides the perfect setup for elderly in-laws or young adults just starting to gain their independence!

Living the Maui Life

There is so much to do in Maui, both indoors and outdoors, though the beautiful weather tends to bias people toward the outdoor activities. You can explore the North Shore Beaches or go for a wine tasting at the MauiWine Vineyard. Additionally, there are opportunities for surfing, fishing, and horseback riding nearby. Take some time to explore the Twin Falls and the Maui Nui Botanical Gardens.

From a practical standpoint, Hokuula is located far enough from the city to maintain privacy but close enough to easily reach many conveniences. There are several schools close to the development, and the airport is right down the road. Enjoy fresh foods at the nearby farmers’ market, or leave it to the experts and enjoy a dinner out at a restaurant.
