Davies Pacific Center, a 22-story office tower in Honolulu, Hawaii, was originally constructed in 1972. Spanning 380,462 square feet, it's known as one of the largest commercial office buildings in the area. The tower boasts a reinforced concrete structure, five intaglio sculptures, a landscaped plaza, an elegant fountain, and a mezzanine lobby with high ceilings. Over the years, extensive renovations were carried out in 2006, followed by additional updates in 2021. In January 2023, Avalon Group acquired the building, unveiling plans to introduce new restaurant tenants along the Merchant Street side while converting the majority of the tower into condos.
For Hawaii's first adaptive reuse project, Lowney Architecture will spearhead the transformation, preserving the building's historic elements while infusing an "urban oasis" theme. The building's new name will be MODEA. The design will incorporate landscaping, wood accents, and stylish lighting to create a vibrant and trendy atmosphere. The intersection of Merchant and Bishop Streets will feature an expanded landscaped area to match the design theme. Notably, this mixed-use development will also include a dog run, catering to the needs of pet owners and adding to the development's appeal.
The second floor of the tower will serve as the new amenity deck, offering a range of facilities and services for residents. Meanwhile, floors three to five, along with some of the top floors, will continue to accommodate existing office tenants. The plans indicate that MODEA's condos will be on floors six through nineteen and on floor twenty-one.
Davies Pacific Center is located at 841 Bishop Street in Downtown Honolulu, bordered by Bishop Street, Queen Street, Alakea Street, and Merchant Street. If you enjoy working out, it's easy to remember it's location because it's a block away from the only 24/7 fitness in Downtown Honolulu. You might also remember that Longs Drugs used to be on the first floor.
As part of the condo conversion, the new Davies Pacific Center will introduce 352 residences, approximately 26 units per floor (on most floors). The unit mix will include studios, 1-bedrooms, and 2-bedrooms, however, the majority of units will be 1-bedrooms. Some units will feature ceilings over 10' high, custom Italian cabinetry, signature loft glass, in-unit washers and dryers, GE stainless steel appliances, Kohler plumbing fixtures, air conditioning, windows, and more.
HOA Fees are estimated at $1 per sqft. This will include CAM, water and sewer. Modea is a pet-friendly building.
Workforce housing was planned and should be available to individuals earning between 100% and 140% of the area median income, indicating that these units are likely to be sold through the HHFDC's program. More information will be provided on workforce housing soon. The Sales Center will open any day now - it'll be located on the first floor facing Bishop St.
Resident parking will be available, as it is now, in the podium.
Residents of MODEA will enjoy a range of amenities designed to enhance living in Downtown Honolulu. The amenity deck will be built on the second floor and offer a well-equipped fitness center with a yoga space and cardio area, event rooms for gatherings and socializing, a mailroom for convenience, and an inviting open lounge area for relaxation. Currently, the second floor of the building has a large lanai which would be perfect for the lounge area. Other amenities include a dog run, club room, event rooms, music & game room (perfect for a karaoke night), co-working space, and BBQ Grills.
Downtown Honolulu has a little bit of everything - corporate businesses, local shops, eateries, and even a vibrant and cultural scene in Chinatown. No matter where you're going, everywhere in Downtown Honolulu is within walking distance and that includes the restaurants in Chinatown and the shops at Aloha Tower. Nearby restaurants include Senia, The Lei Stand, Podmore, Pizza Mamo, Fete, and more.

While most of the focus is on Kakaako nowadays, there are significantly more businesses and professional jobs in Downtown Honolulu, so if you want to live closer to work, but still want that hip urban vibe that Kakaako has, the new condos at Modea may be a good fit.
