We were looking forward to several exciting developments coming out this past summer, however, the Maui fires and the ongoing affordable housing crisis have caused numerous delays. Consequently, it's been another relatively quiet month for new construction in Hawaii. Nonetheless, our "coming soon" section has kept growing and growing, so we thought it would be a great opportunity to take a closer look at all the major upcoming projects happening across Hawaii.

On another note, don't forget to check out September's Hawaii Housing Market Report. It provides insights into resale activity across Oahu, Maui, Kauai, and the Big Island. Despite the uptick in interest rates and prices, homes continue to sell relatively swiftly.

Coming to you soon ... on Oahu

Ward Village

The Launiu

• Launiu is expected to release for sale in January 2024. The price range is around $700k to $4M+.
  
• This is the last Ward Village tower in the front row (across the street from the beach) offered in this price range
• You can informally reserve an unrestricted unit before they go on sale with our friends and family program. Ask Shay about it.

Mahana

• Mahana Ward Village was proposed in July 2023 and approved in September 2023.
• Sales are expected to start in 2025 with a completion in 2028.
• Pricing is should fall in the range of high $700ks to $2.5m+. Pricing might be higher depending on the market in 2025.

Ilima Ward Village & Melia Ward Village

• Ilima Ward Village & Melia Ward Village were proposed in July of 2023 and approved in October of 2023.
• Like Mahana, sales are expected to start in 2025 where construction will be completed in 2028.
• Pricing is in the ultra-luxury ranges. Rumors have it that penthouses will go for as much as $20M+.
• These are the last 2 towers that will be built at Ward Village. They are also front-row and closest to Ala Moana.

Our Kakaako

Kahuina

• The only upcoming development offering affordable and workforce housing in Kakaako.
• It was expected to go on sale in 2023, but was pushed back and we have reason to believe that sales and construction will start around the same time in early 2024. Completion is scheduled for 2026.
• There are no confirmed ranges of pricing anywhere. Seeing that the affordable housing is being served to households with an Annual Median Income range of 111% to 140%, we expect prices to be similar to Kuilei Place in Moiliili.

Kaliu

• Kaliu is a wildcard development as the details keep changing. Credits were purchased so no affordable housing will be offered here, but it's rumored to be a luxury development. We can confirm that the penthouses will be as large as 4,123 sqft.
• Kaliu was proposed to the HCDA earlier this month (September 2023) and approval is expected on November 1st.
• Sales and the start of construction should occur in 2024.
• We expect pricing to range from $800k to $1M for 1-bedroom units, $1M to $1.8M for 2-bedrooms, and $2M to $4M for 3-bedrooms.

Kalaeloa

Kaulu by Gentry

• Kaulu is highly anticipated because it's the first time Gentry Homes are developing homes outside of Ewa by Gentry in the last two decades. Additionally, these homes will be more affordable than most of the single-family homes and townhomes in Honolulu. We receive a few inquiries every day about Kaulu.
• Additionally, Gentry Homes has partnered with several non-profit organizations to ensure first-time homebuyers can buy a home with a down-payment as low as $1,500. Pricing hasn't been release yet, however, we expect a 2 bed 2 bath attached multi-family 8-plex home with garage to start around $600K.
• Kaulu was supposed to be released in August of 2023, but the latest word on the street is that the sales office will open in November.

Koa Ridge

Malu Koa West

• Malu Koa West will be the first set of pure condominium residences offered at Koa Ridge. It'll have mid-rise buildings overlooking the Village, the center of Koa Ridge.
• Kalāhikiola Park just opened 2 days ago on October 7, 2023. Malu Koa West will be located near to it. Additionally, a new Village sign went up. Malu Koa West will be in the heart of all the action.
• A sales release was initially expected for early 2023, then in summer, and now has been pushed back to either late 2023 or early 2024.
• Pricing is unknown at this time.

Honolulu

1538 Kapiolani Tower

• 1538 Kapiolani Tower was recently approved in August 2023. Sales should start at the end of 2024 or early 2024 along with the commencement of construction. Completion is scheduled for late 2027.
• Pricing is unknown at this time, but it expected to match the area of Ala Moana. One of the JL Capital's (the developer) goals was to "ensure a balanced mix of housing opportunities and choices for all residents."
• One stand-out feature of 1538 Kapiolani Tower is that it'll have two amenity decks - the main deck on the 7th floor and a view deck on the 40th floor.

MODEA Condos for Sale

• The Davies Pacific Center is expected to go on sale at the end of 2023, according to this article. In other articles, it was hoped that completion would occur in 2025. Looking at DPP's building permit search, it appears the sales office is being constructed right now, so this timeline is looking accurate.
• According to Pacific Business News, one-bedroom units will range between $550k and $650k.
• The condos will be converted from offices, so this is a very unique development, but looking at the art direction of the promotional wallpaper, the changes to the building will have a modern urban design, similar to some of the areas in Kakaako.

Other notable projects that have frequent sales releases include Kanalani at Hoopili, Ikena at Hoopili, and Nahele at Hoopili. 1500 Kapiolani is also another project to look out for.

Coming to you soon ... on Maui, Big Island, and Kauai

Pulelehua (Maui)

• The first phase of Pulelehua is called Mahinahina Hills and it's currently undergoing construction. The completion is expected for Fall 2025. Sales should start either in late 2023 or early 2024, but considering the recent Lahaina disaster, the sales process will be different than other new developments.

• According to Maui Now, Phase 1A will offer 100 townhouses.

Kauanoe o Koloa (Kauai)

• Kauanoe o Koloa is the only new development in Poipu. Additionally, it's located in a VDA zone, so you can legally run short-term rentals here.
• Phase 1 is sold out, but Phase 2 is expected to release later this year.
• Pricing starts at $1.4M.

Kohanaiki (Big Island)

• Kohanaiki is an ultra-luxury club and community, which is right down the road from Hokulia, another ultra-luxury club and community.
• It's not definitely not new, however development is ongoing and Kohanaiki still has upcoming releases. Similar to how Hoopili and Koa Ridges offers homes, Kohanaiki releases new inventory via their website upon completion.
• Pricing starts at $1.5M for a lot of land to just under $25M for a custom-designed home on a lot sized at 50,965 sqft.
