It's summertime and for many, it's time to buy real estate. We've been waiting for better interest rates and deals, but we both know it's impossible to time the market. In this summer edition of the New Homes Hawaii Report, we'll cover Mahana Ward Village plus 5 upcoming projects on Oahu that are most likely to release during the next 3 months. And as usual, we'll also give you the latest updates on inventory and pricing for Hawaii's most enticing new construction deals.

Mahana Ward Village

On May 30th, HCDA released Victoria Ward Limited's latest permit application for Mahana Ward Village, the 12th of 16 planned towers in Ward Village. The official proposal hearing is scheduled for July 5, 2023, and the approval hearing will be held on September 6, 2023.

Looking through the application, we found that Mahana will be designed by Solomon Cordwell Buenz, Tihany Desig, and VITA Planning & Landscape Architecture. It'll have a unique style compared to some of the other Ward Village towers. First of the all, the shape of the block of land has an unusual boundary. It almost appears triangular. Secondly, this will be the first tower with a modern colonnade style, giving a nod to the historic architecture at the Hawaii State Capitol. The architects of Ward Village have used a proven formula time and time again where they choose surrounding architecture with either historic or cultural significance and modernize it. You can see what I mean by "colonnade style" by looking at the released rendering below.

In terms of size, Mahana will have 34 floors with 340 units. Keeping in mind that it'll be built on the intersection of Halekauwila Street and Ward Avenue, they made sure to include an excess of parking stalls and bike racks.

While no pricing has been released yet, we expect Mahana Ward Village to range similarly to Aalii's market-priced condos. Mahana will not have any reserved housing units.

Potential Summer Releases

Anticipating summer releases is difficult, but we expect Malu Koa West, Kaulu by Gentry, and The Bluffs at Nanaina, with a chance of Kahuina and Kaliu.
