New Kapolei and Ewa Beach Developments

Planned developments are expected to bring in more than 18,000 new homes in Kapolei and Ewa Beach over the next decades. Moving to the Ewa side offers an option to live in a newer, larger, more affordable home in communities with a lot to do and convenient transportation.

Hoopili

1,550 acres of land in East Kapolei, which was formerly sugarcane fields, will soon be home to 11,750 new residential homes over the next 20 to 30 years. The plan includes parks, playgrounds, restaurants, shops, five public schools, farms, gardens, and more to create a cozy, walkable community. The Honolulu rail will enable an easy commute to Honolulu with three planned rail stops in the Hoopili community: East Kapolei, UH West Oahu, and Hoopili. Hoopili, which means “to come together”, will eventually be its own city and zip code.

How can I own one of these new homes in Ewa Beach?

As new phases of Hoopili are constructed and released, there are short periods to apply to purchase the home or to be entered in the lottery to purchase the home. It is important to follow the hard deadlines if you want to be a part of this exciting new housing development in Ewa Beach.

Where is Hoopili, Hawaii?

This new development borders both Ewa Beach and Kapolei and currently has the Ewa Beach zip code of 96706. It is built north of the new shopping center, Ka Makana Ali‘i, which also has a state-of-the-art cinema and the White Plains surfing beach.

How far are these new Ewa Beach homes from local attractions?

Residents of Hoopili will be less than five miles away from the following neighborhood amenities:

Everything will be located conveniently near these new homes in Hawaii. And the Honolulu Rail – or HART stations – will add even more convenience. Take the train to the Honolulu Airport, that is less than 15 miles away, or get off on the stop near Joint Base Pearl Harbor Hickam.

On Sale: Ho‘oulu - These smaller 2- and 3- bedroom single-family homes with carports were originally offered at a starting price of $500,000 – far below historical prices for new homes in Kapolei and Ewa. 900 to 1,150 square feet showcase some smart home features as well as yard spaces and no maintenance fees. The post and pier foundation and open carport are reminiscent of the vintage Hawaiian plantation home charm. Ho‘oulu's newest round of 46 homes will be released throughout 2022.


On Sale: Mamaka offers 3- and 4-bedroom detached single-family condominium homes ranging from 1,057 sqft to 1,300+ sqft. On August 8, 2022, D.R. Horton released 5 new homes (3 four-bedrooms and 2 three-bedroom units) for purchase, skipping the lottery process. These homes are priced between $863,730 and $914,965. On Sale: Kaikea is one of Hoopili's newest communities. It's ideal for those who desire contemporary living and designer finishes. Building 9 is a lobby elevator building with single-level studios, 1, 2, and 3 bedroom condos. Pricing is currently starting at $427,835.

Resale: Kōhina is the first of two condo/townhome phases in Hoopili. Affordable and market-priced housing options in this “Gateway to Hoopili” offer close proximity to UH West Oahu and the Hoopili Rail Station. With 7 different building types ranging from one- to three- bedrooms, lofts to FLEX homes, Kōhina offers many Hawaii housing options. The first lottery was released in January 2020 with prices between $405,000 to $525,000 and a move-in date of July 2020.

ilima

Resale: Ilima is the second of two condo/townhome phases in the Hoopili development project. With fenced yard spaces, these split-level townhomes are ideal for furry friend owners with outdoor entertainment aspirations. The living areas range from 935 to 1400 square feet with one car garage options. The Ilima at Hoopili townhomes were first released for sale via lottery in February 2019. On May 10, 2020, there was a new market unit lottery offering market priced townhomes for sale in Ewa Beach.

Resale: Olena features multi-generation homes with contemporary rooflines and modern exteriors. Floor plans range from 1,750 to 2,130 square feet with two-car garage and in-law suite options. These spacious, striking homes offer a different look than previous Hoopili homes. Lottery application and sales began in February 2020. Olena at Hoopili is now accepting applications for new homeowners in these multigenerational, contemporary new homes in Kapolei. They have had many lottery releases for homes already with two lotteries in February 2020, one in March 2020, one in April 2020, and another in May 2020.

Resale: Liko offers similar styling of previous Kapolei new developments, like A‘ulu, with duplex, single level, and split-level floor plans along with two-car garages, split air-conditioning, and the latest smart home features.

Resale: A‘ulu features duplexes and single-family homes with accessory dwelling unit (ADU) options and two-car garages. The open concept floor plans, slab on grade construction, and smart home features make these more expensive homes in Hoopili more spacious and sturdier. Sales for these homes began in January 2020.

iliahi

Resale: I‘liahi has duplex and single-family homes with 7 different floor plans, stainless steel appliances, and two-car garages. Some models include permitted ADUs. The final release of new homes at Iliahi was made in April 2019, and this phase is now sold out.

Resale: Haakea has single-family homes ranging from 1200 to 1800 square feet with six different floor plans on 3500 to 4200 square foot lots. Features include landscaped gardens, gas water heaters, split air conditioning, and access to the Kroc Center for fitness. These homes sold out quickly in August of 2017.

Resale: Hāloa features market-prices and affordable townhomes, flats, and flex homes. Flex homes offer the use of downstairs for a home office, ‘ohana housing, or extra space. These homes also sold out by Fall 2017.

Resale: Akoko offers affordable and market-priced townhomes and condos with two- and three-bedroom options. Floor plans range from single levels or split-levels with anywhere from 750 to 1,500 square feet. Garage and upgrades were offered in some units. These homes were constructed in 2018.

lehua-hoopili

Resale: Lehua is a neighborhood of single-family homes with three to four-bedroom options. They feature spacious floor plans with stainless steel appliances and many upgradable options are similar to the current A‘ulu phase of the Hoopili development. Many of these desirable homes have gone for resale lately, with most being on the market for less than 10 days.

The Element (rentals)

In February 2020, ground was broken to construct a 318-unit project in Kapolei. Located near the entrance of the Hoopili master-planned community, the Element is conveniently located near the Honolulu rail stations and UH West Oahu. The units will have 9-foot ceilings, granite countertops, central air condition, and natural materials to evoke the four elements. The Element promises to be comfortable, sleek, and modern in this new family-oriented community in Kapolei. Leasing applications are expected to be available in the summer of 2020.

Can renters at The Element have pets?

The Element is a pet-friendly building! Renters can have up to two cats with a deposit of $250 and a monthly pet rent of $35. They can also live with up to two dogs with a deposit of $250 and monthly rent of $75. There are some restricted breeds.

What is included in an Element apartment?

Each apartment will be equipped with appliances to make living easier: washer and dryer, refrigerator, disposal, dish washer, and air conditioner. Large closets and extra storage along with plank flooring make these new homes in Kapolei even more attractive.

Makaiwa Hills

On 1856 acres in the Wai‘anae foothills of Kapolei, a 4,100-unit residential community is planned. With low and medium density residential apartments, single-family homes, mixed-use areas, and educational facilities as well as a retail Town Center, Makaiwa Hills will create a new community in Kapolei. Natural features are expected to be preserved, keeping the existing beauty. This project was first envisioned in the 1970s.

What has been completed on this project so far?

In 2008, the Honolulu City and County approved the zoning for the project, changing the land from agricultural zoning to residential and mixed used. The project has received permits as well but as of late 2015, they needed $200 million for infrastructure before beginning the development of these new homes in Kapolei.
