Due to Thanksgiving and the elections, there hasn't been much movement with new homes and developments in November. Now that the elections are over, real estate developers have a better idea on how legislation will change. We expect a flurry of new projects to be announced in Q1 of 2023.
We saw a sharp increase of over 500% in residential permit value distributed last month. Commercial permit value increased as well. YTD permit values for both residential and commercial are still considerably down compared to last year.
The latest subdivision in Koa Ridge is now available via lottery. Waioha features detached single-family condominium homes with 2, 3, and 4 bedrooms. It's located directly across from Luana and next to Koa Ridge's future healthcare campus.
Waioha Phase II Lottery - To enter the lottery, your application must be submitted by Wednesday, December 14th at 5 pm. The actual lottery will be held on Friday, December 16th. Call 808-227-7495 to get an application.

Kobayashi Group has proposed a new residential project with affordable units focused on “gap group” residents (locals who fall into a certain income category). This development is particularly exciting because it'll be located centrally in Moilili on Kapiolani Blvd. There have no been new developments in this area for a while.
