The Launiu's name was inspired by its unique location, serving as the west gateway entrance to Ward Village. "Launiu" in Hawaiian means coconut leaf, so the development's name gives a nod to coconut groves in Hawaii and what they provide - shade and serenity.
Launiu's architect is Arquitectonica where interior design will be done by ODADA and the landscaping by VITA Planning & Landscape Architecture. This will be Arquitectonica's first development project in Hawaii.
The tower's design draws clear inspiration from the mid-century coastal architecture found on the Gold Coast of Waikiki. It boasts a bespoke material palette, lush landscaping, sculptural hardscape elements, ample sidewalks, and public art. The development will also seamlessly integrate with the surrounding area incorporating pedestrian-oriented streetscapes. The lanais extend out in a curvy wave-like fashion giving the building a distinct shape when viewing it from afar.
Launiu at Ward Village will be developed in Land Block 5 of the Pauahi neighborhood, on the ewa corner of Ward Avenue and Ala Moana Boulevard, directly next to the future Ka Lai O Kukuluaeo Park and diagonally across the street from Kalae and Ulana Ward Village. Launiu Ward Village is considered a front-row condo development so it'll have clear views of the ocean and Diamond Head, however, it's not directly across the street from the beach - it's more diagonally across from Kewalo Harbor.
The Launiu will offer a suite of high-end amenities on both the 1st and 7th floors.
The 7th-floor amenity deck will include a resort pool, fitness pool, tide pool, spa, a great lawn, breezeway, and a sunset deck and palm deck where residents will enjoy clear views of Diamond Head, sunsets, and the surf.
Other notable amenities include 5 clubrooms (Ekahi, Elua, Ekolu, Eha, and Elima), a catering kitchen, dining cabana, BBQ grills, fitness room, movement studio, kid's play structure, and a men's and women's locker room.
On the ground floor, you'll find a porte cochere, a dog run, parcel storage, resident manager, masterfully done landscaping, and retail stores facing Ala Moana Blvd. Level 2 include 5 guest suites and surfboard storage.
It's important to note that Launiu's amenity deck is situated one floor above its neighboring buildings, Kalae and Alia. You'll enjoy elevated views of Diamond Head and the Harbor.
The unit mix will include 141 studios, 137 1-bedrooms, 143 2-bedrooms, and 65 3-bedrooms. Most of the studios and all of the guest suites will be inside the Podium, while the 40-floor tower will have 4 one-bedrooms, 4 two-bedrooms, 2 studios, and 2 three-bedrooms on each floor. The 2- and 3-bedroom condos will be faced towards Diamond Head and the ocean and include large lanais. The podium will include exactly 90 residences while the tower will include 396.
You can see the floor plate for the tower below. It's interesting to point out that only 2-bedroom and 3-bedroom residences will have lanais and views of Diamond Head. Regarding the interiors shown below, David Oldroyd, the principal and owner of Launiu's interior design firm, ODADA, describes the residences as having "sand-colored wood floors and millwork, soft white walls, and unprecedented views of Waikiki and Diamond Head unfold at the intersection of sand, sea, and sky."

While The Launiu will be located on the far end of Ward Village, many of the attractions like Ala Moana Shopping Center and Ala Moana Beach Park are still within walking distance. Its location is unique compared to other developments in Ward Village because it borders Our Kakaako, another master-planned community with their own modern restaurants and trendy shops.
