Summer is flying by and so are new homes in Hawaii. In June, we saw the release of two new projects at Hoopili, along with the submission of plans for two more exciting developments at Ward Village. The anticipation is growing for the launch of Pulelehua, Maui's latest affordable housing development. Additionally, we eagerly await the release of Kaliu, Kahuina, Kaulu by Gentry, and Malu Koa West.
In this month's new homes report, we feature a project that uses the creative approach of adaptive reuse, a process that repurposes existing space to offer new homes or condominiums.

The Davies Pacific Center condo conversion is Hawaii's first fee-simple adaptive reuse project that aims to transform the existing Davies Pacific Center to a mixed-use development named MODEA. It will feature just under 400 residences, and is expected to be completed by 2025. Avalon Group is the developer and Lowney Architecture is the architect behind this transformation.
The ground floor will continue to house commercial spaces, with plans to add restaurant tenants along the Merchant Street side. The existing office spaces on floors three to five will remain for current tenants, while the top floors will continue to be used for commercial purposes. Nestled in between these floors will be residences, each offering about 26 units per floor. The units will have their own secure entrance on the Queen Street side, providing privacy and convenience. The majority of units will be 1-bedrooms and feature high ceilings, in-unit washers and dryers, air conditioning, and operable windows for natural ventilation.
Residents will also have access to the second-floor amenity deck, which will include a fitness center, event rooms, a mailroom, and an inviting open lounge area.
