The new Davies Pacific Center

Summer is flying by and so are new homes in Hawaii. In June, we saw the release of two new projects at Hoopili, along with the submission of plans for two more exciting developments at Ward Village. The anticipation is growing for the launch of Pulelehua, Maui's latest affordable housing development. Additionally, we eagerly await the release of Kaliu, Kahuina, Kaulu by Gentry, and Malu Koa West.

In this month's new homes report, we feature a project that uses the creative approach of adaptive reuse, a process that repurposes existing space to offer new homes or condominiums.

Davies Pacific Center Condo Conversion

The Davies Pacific Center condo conversion is Hawaii's first fee-simple adaptive reuse project that aims to transform the existing Davies Pacific Center to a mixed-use development named MODEA. It will feature just under 400 residences, and is expected to be completed by 2025. Avalon Group is the developer and Lowney Architecture is the architect behind this transformation.

The ground floor will continue to house commercial spaces, with plans to add restaurant tenants along the Merchant Street side. The existing office spaces on floors three to five will remain for current tenants, while the top floors will continue to be used for commercial purposes. Nestled in between these floors will be residences, each offering about 26 units per floor. The units will have their own secure entrance on the Queen Street side, providing privacy and convenience. The majority of units will be 1-bedrooms and feature high ceilings, in-unit washers and dryers, air conditioning, and operable windows for natural ventilation.

Residents will also have access to the second-floor amenity deck, which will include a fitness center, event rooms, a mailroom, and an inviting open lounge area.

• Floors: 22
• Unit mix: Studios, 1-bedrooms, and 2-bedrooms. Most of the units will be 1-bedrooms.
• Location: 841 Bishop St, Honolulu, HI 96813. Davies Pacific Center is located on the intersection of Bishop St. and Merchant St.
• Floor plans and pricing have not been released yet. Sales is expected to launch this year (2023).

• Pulelehua - A master-planned community between Kaanapali and Napili, Maui. Affordable units are prioritized.
• Koa Waena - An affordable housing project by Peter Savio available to Maui residents only.
• Paradise Ridge Estates - Phase 2 is now under construction.
• Kuikahi Village - A workforce community being constructed for Maui residents.
• 1500 Kapiolani - A delayed development project that will replace Heald College. Rumor has it that it was canceled, but recent updates emerged that it's searching for investors.

Proposed

• Elm Street Development - An unnamed project by Twenty Lake Holdings that will be located near Walmart by Ala Moana.
• 1538 Kapiolani Tower - The newest TOD project has changed its status from agency review to city council review.
• The Launiu Ward Village - A front-row mixed-use condo tower featuring 486 condos, commercial spaces, and scenic views of the ocean and Diamond Head, inspired by mid-century coastal design.
• Mahana Ward Village - A proposed mixed-use development in Ward Village, offering 340 condos across 34 floors with unique architecture, recreational spaces, and pedestrian-friendly amenities.
• Melia Ward Village and Ilima Ward Village - Two new neighboring towers in Ward Village that will be designed by the same architect. Both will be front-row developments and replace Ward Centre.
