February came and went, and new projects are moving quickly. In this month's report, we'll take you out to the west side of Oahu to cover everything that Hoopili has to offer including their latest release named Nahele.

As always, before we jump in, below are a few tidbits about the real estate market in Hawaii.

The State of Hawaii has released its latest round of data for 2022 showing that new home building permits were flat in December. Sales reports from the MLS's and the State of Hawaii show decreases in average and median prices on Oahu, more with single-family homes. And while interest rates have crept up, we expect to see more and more opportunities for buyers to get into the game.

Another interesting takeaway from the State's report was the breakdown of where buyers are from and how average sales correlate. It's a common perception that out-of-state buyers purchase the majority of real estate in Hawaii, but the numbers show quite the opposite. See the graphs below.


Nahele at Hoopili

Nahele is made up of four- and five-story condominium buildings with one- to three-bedroom floor plans. The development is currently undergoing construction and is expected to be completed this summer. Their first release (Building #5) sold out within days and while Nahele doesn't have inventory for sale right now, we want everyone to be prepared for their next release.

Why did Nahele's first release sell out so quickly?

Their pricing is unlike any other new condo project on Oahu, ranging from $399,690 to $653,170.

What can I do to prepare for the next release?

  1. Call Shay at (808) 482-5540 and let her know you're interested and how many bedrooms you'd like.
  2. Obtain a pre-approval letter. Shay can assist you with this.
  3. Prepare a check for $5k made out to Old Republic Title and Escrow.

When the release is announced, we'll take care of the rest.

Each condo at Nahele will come with 1 to 2 parking stalls (the 3-bedroom comes with a garage), a lanai, and a number of interior and exterior features. Like other homes sold by DR Horton Hawaii, each unit will come with a smart home system including a door bell camera, Amazon Echo Dot, smart switches, an IQ Panel, and more.

Ikena at Hoopili

The first phase of homes at Ikena was released in late 2021 with 5 different floor plans. Since then, D.R. Horton has periodically released sets of 10 to 14 homes at a time and increased the number of floor plans to 8. The word on the street is that more homes are coming very soon.

Ikena's homes are ideal for larger families who need 3 to 4 bedrooms and lots of living space.

Hooulu at Hoopili

If you're a small family looking for a 2- or 3-bedroom home with a yard and patio, Hooulu is a perfect choice. Not only are these smaller functional homes priced lower than other homes in Hoopili, but they also have a cultural appeal being some of the only plantation-style homes in the area.

Mamaka at Hoopili

These homes include 2 stories with either 3- or 4-bedrooms ranging in size from 1,057 to 1,365 square feet.
