About Hoolea Terrace

Hoolea Terrace is a condominium neighborhood developed by Stanford Carr. Built in 2012, this neighborhood features 29 buildings with a total of 174 units. Each building only includes 6 units, which helps promote privacy and limits noise for residents. The neighborhood is pet-friendly and does not allow for vacation rentals, so you’ll never have to worry about out-of-towners coming into the community and not treating it respectfully, as only residents and their guests can stay. Hoolea Terrace is located centrally within the Kehalani community, and it is close to desirable amenities.

Like other neighborhoods within Kehalani, Hoolea Terrace is located at a high elevation, which keeps the climate cool and allows for spectacular views. Units range from 2-3 bedrooms with 3 variations of floor plans. Living space ranges from 751 through 953 square feet. The first floor plan, Kuloa'a I and its variation, Kuloa'a II, is a 3 bedroom, 2 bathroom plan with a total living area of 953 square feet. Both variations include a covered lanai and a front porch.

Next, we have the Ulu Pono I and Ulu Pono II, which are both variations of a 2-bedroom, 1.5-bathroom floor plan. These units include 751 square feet of living space and also come with both a lanai and a porch. One of the unique aspects of these variations is the inclusion of a walk-in closet inside of the half-bathrooms. This can be utilized as extra space for clothing or even additional storage within the home.

The final floor plan variations are entitled Hoomaka I and Hoomaka II. Like the Ulu Pono variations, these floor plans also have 2 bedrooms and 1.5 bathrooms. They include a total living area of 754 square feet and also have walk-in closets in the half-bathrooms. The Hoomaka units do not include covered lanais but do have shared, common porches.

Kehalani Lifestyle

Hoolea Terrace is one of the many neighborhoods within the Kehalani master-planned development. This development has been underway since the 1990s and offers single-family houses and condominiums. Kehalani is one of the biggest developments on the island of Maui, and it has gained popularity for its convenient location, beautiful landscape, and variety of housing options. Once completed, the development is planned to host a total of 2,400 homes across 550 acres of land.

Since the Kehalani development is located in an elevated region, the temperature tends to be very mild, and residents are able to experience the Hawaiian trade winds. Located next to the West Maui Mountains, homes are shaded from the hot sun by the natural surrounding environment. Depending on your location within the development, you’ll get to experience panoramic views of the beach and the mountains while remaining tucked away from the busyness of the city.

Kehalani is a walkable (and bikeable) community, with established pathways for pedestrian safety. The community is also equipped with several parks, including a county park that is a whopping 13 acres in size. Beautiful beaches (North Shore, West Maui, and South Maui) are all within a 20 minute drive, and there are 3 golf courses within a 10 minute drive of the development. With so many options for outdoor activities, residents at Hoolea Terrace can enjoy the weather without having to go far from home.

An additional convenience of living at Hoolea Terrace, and at Kehalani, in general, is its closeness to many common necessities, such as the Maui Memorial Medical Center, Foodland (for groceries), and Long’s (drugstore). The state-of-the-art elementary school, Pu'u Kukui, is also in close proximity. The business district is constantly developing and has provided numerous state and federal jobs. All of these places are only a short commute from Hoolea Terrace, making it easy to get around to where you need to go without having to waste time in excessive traffic.

Living at Kehalani means living close movie theaters, a performing arts theater, and restaurants. The development is convenient to Central Maui and thus provides quick access to numerous options for shopping and dining without having to drive more than about 10 minutes. Kehalani residents get the best of both worlds—the privacy of living outside of the bigger city but the ability to drive to it in less than half an hour.

Wailuku Town Highlights

The Hoolea Terrace neighborhood is located within Wailuku, a city that incorporates rich Hawaiian cultural history while still integrating modern touches. This has been partially driven by the culinary scene in the region, which now offers plenty of options for fresh foods that were made from homegrown ingredients at reasonable prices.

In fact, Wailuku hosts A Saigon Café, which is one of the most popular restaurants on the entire island. Some of the other beloved restaurants in the area include Saeng Thai (for Thai food), Gianotto’s (for pizza), and The Mill House Restaurant (for farm-to-table cuisine). On the first Friday of the month, you can check out Wailuku First Friday, an outdoor event featuring traditional foods from all over the world, plus there is also a food and wine garden.

Additionally, Wailuku is now booming with options for shopping and entertainment. Stores incorporate both modern styles and traditional Hawaiian designs that are reflective of the region’s cultural history. There are also opportunities to purchase unique items that were hand-crafted by local artists. Whether you’re just visiting the area or have taken the leap of purchasing a home, I recommend checking out Native Intelligence, a local artisan store that offers beautiful products crafted by native Hawaiians.

Hoolea Terrace is, traditionally, one of the more affordable condo options in Kehalani, making it a perfect option for budget-friendly families looking to gain some extra space without having to overpay. Whether you are a first-time homebuyer or an experienced buyer wanting to make the shift to condominium living, Hoolea Terrace is a popular micro-market in the town of Wailuku.
