Introduction to Koa

The Koa neighborhood, located within the Kehalani development, is situated right below Wailuku Heights. Koa is made up of 72 homesites that are spread out across a hill with the incorporation of cul-de-sacs. This design is perfect for families, as cul-de-sacs tend to reduce the flow of traffic and provide a more structured space.

Koa homes are oversized, single-family houses that are lined with pretty landscaping and come with attached 2-car garages. Additionally, many of these residences include a fenced-in back yard. Lot sizes are huge (up to a half-acre), with homes ranging from 1,500 to over 4,000 square feet.

Developed by Town Island Homes, Koa at Kehalani offers beautiful views of the West Maui Mountains, Central Valley, and the North Shore. Floor plans are available for ranch, split-level, and 2-story homes. Given the wonderful location, the size of the homes/yards, and the magnificent views, it is no surprise that Koa Kehalani is one of the top-selling neighborhoods in Central Maui.

Koa: The Details

At Koa, you’ll find some of the most extravagant homes in the Kehalani development. Residents enjoy gated access for increased privacy and protection. Lot sizes start at 7,500 square feet. The largest lots are over 15,000 square feet. The community incorporates HOA rules and covenants that require residents to provide good upkeep and maintenance of the homes, which promotes a standard that adds value to the neighborhood.

Particular home amenities and features are going to be dependent, at least partially, on the previous owner, who will have likely made some adjustments to the home. Some of the more common amenities included in these units are: ceiling fans, built-in air conditioning, and modern kitchens with plenty of extra cabinet space. Master bedrooms come with walk-in closets, and many of the homes incorporate a dining room and a living room.

In total, there are 5 different floor plans offered at Koa. 3 of these are 1-story plans, while the other 2 plans offer 2 stories. Residence One is a 4-bedroom, 2-bathroom home with 1,547 square feet of living space. It features a gigantic master bathroom with a walk-in closet. The floor plan is open-concept and also incorporates a separate laundry room and a front and back lanai.

Residence Two is a bit larger, with 1,887 square feet of living space. It comes with 2-3 bedrooms (with the option of utilizing the 3rd bedroom as a den or for office space and 2 bathrooms. Like Residence One, Residence Two features an open-concept floor plan with a separate laundry room. There are also 2 lanais, and 1 of them actually has entry access from the master bedroom.

Next, we have Residence Three, which is a 3-4 bedroom home with 2 full bathrooms and a powder room. This one is also highly customizable, with the option of converting 1 of the bedrooms into an office space or a den. The master bedroom features a huge master bathroom and walk-in closet. This plan also incorporates a front and back lanai as well as a separate laundry room.

Residence Four is one of the 2 floor plans that feature 2 stories. The 1st floor includes 889 square feet of living space, while the 2nd floor is 1,501 square feet. This floor plan features 4 bedrooms, with the option of utilizing a 5th space as an additional bedroom or as a family room. My favorite part of this floorplan is that the back lanai doors open to the family room and to the 4th bedroom. Additionally, Residence Four includes an open-concept kitchen/dining/great room, several lanais, and a separate laundry room.

The last of these floor plans, Residence Five, is another 2-story unit. The 1st floor includes 1,057 square feet of living space, while the 2nd floor is 1,405 square feet. Residence Five includes 5 bedrooms (with the option of converting the 4th bedroom to a family room) and 3 bathrooms. In addition to the entryway, there are also 2 lanais , 1 of which opens up from the 4th bedroom and the 5th bedroom/family room. Like most of the other floorplans in this neighborhood, Residence Five incorporates a separate laundry room.

Life at Kehalani

As noted previously, Koa is one of the many communities within the Kehalani master-planned development. Located just south of Wailuku, Kehalani covers 550 acres of land and incorporates over 15 different subdivisions. This development is located at a high elevation, making it subject to mild temperatures with afternoon breezes. The nearby mountains provide incredible views and also shade many of the homes from the sun at some of the hottest times of the day.

Kehalani spans across 550 acres of land and has been in development since the 1990s. The community features numerous walking and biking paths leading to pocket parks and a larger, 13-acre park. Residents enjoy beautiful views of the shores of Maui and Mount Haleakala. The community also features a commercial development, the Kehalani Village Center, that includes a gas station, a pharmacy, and a grocery store so that residents can quickly take care of these important errands without even having to leave the development.

Another benefit of the Kehalani location is its close proximity to the attractions of Central Maui. The development is within 20 minutes (driving) of numerous beaches and within 10 minutes of 3 different golf courses. There are also restaurants and movie theaters nearby. Additionally, Kehalani is only a short drive away from the county buildings, schools, and a hospital.
