Stepping onto the Court

The Milo Court community was built in 2010 by Towne Island Homes Development. It is located within Kehalani, 1 of the master-planned communities on the island. The neighborhood features a total of 94 units that are spread out across 47 buildings. In total, the community covers about 11.14 acres, and it is just 1 of the more than 15 neighborhoods within Kehalani.

Condominium units at Milo Court are townhome-style, meaning you won’t have to worry about hearing your neighbors above or below you, since your unit will be 2-stories. There are options for 3-bed/2-bath and 3-bed/2.5-bath units, and every unit includes an attached 2-car garage and a paved driveway.

Developers intentionally designed this neighborhood to be a great fit for families. Units are situated along cul-de-sacs and paved lanes. While each unit includes its own fenced-in backyard, Milo Court residents also have the advantage of living right next to the 13-acre Kehalani Mauka Community Park. The development features an interlocking network of walking and biking trails that make it easy to explore the area.

Milo Court: Further Details

Milo Court offers 3 different floor plans, all of which are spacious and unique. The first plan, named Haku/Plan Y, is a 3-bedroom, 2.5-bathroom unit that includes 1,465 square feet of living space. This plan comes with plenty of extra storage space, with a linen closet located within the master bathroom, a separate laundry room, and an additional storage closet on the back lanai. Additionally, the master bedroom includes a walk-in closet. The unit features a covered entryway as well as upper and lower lanais, so it’s easy to step outside and enjoy the fresh air at the end of the day.

Next, we have the Hoomalu/Plan X floor plan, which includes 3 bedrooms and 2 bathrooms. The plan is slightly smaller than the 1st, with 1,425 square feet of living area. It also includes a covered entryway and a lanai with a separate storage closet. This unit features an open-entry deck, a hallway storage closet, a separate laundry room, and a kitchen with an island. The master bedroom has a walk-in closet, and the master bathroom includes a linen closet (similarly to the 1st plan).

The 3^rd floor plan, named Ola Loa/Plan Z, is another 3-bedroom, 2.5-bathroom design. These units have the same square footage as the Haku plan with 1,465 square feet of living space. The Ola Loa plan features a huge, open lanai on the lower floor and a covered entryway. Extra storage space can be found in the hallway storage closet, and the laundry area is tucked away in an alcove. This plan includes 2 walk-in closets (1 in the master bedroom and 1 next to the 3rd bedroom).

While units will certainly vary depending upon on the previous homeowners, there are several features incorporated by the original developers that are relatively universal across the different units. Milo Court homes are environmentally friendly and promote the conservation of energy, with double-paned windows and energy-efficient built-in appliances. Each unit includes extra storage space, and most of the units include high ceilings and central air conditioning. Original kitchen cabinetry was custom-made, and the outdoor landscaping was developed with sprinkler systems (depending on the unit) and Hawaiian-themed landscaping.

Milo Court does not allow for short-term vacation rentals, but homeowners may rent to tenants with a long-term lease. Most recently, prices for these condominiums have averaged at about $790,750 (as of September, 2022). In addition, homeowners will need to account for monthly fees for maintenance and the HOA. The exact cost of the monthly maintenance fee is dependent on the floor plan.

Central Maui Attractions

Residents at Milo Court (and at other neighborhoods within the Kehalani development) are close to a variety of indoor and outdoor attractions. The community lends itself to spending time outdoors, as the elevation of the neighborhood subjects it to cool, mild weather in comparison to other parts of Maui. Some residents will have beautiful mountain views right outside of their homes. Walkers and bikers can also capture these views by exploring the pathways throughout the development.

Milo Court is the perfect home for beach lovers, as the community is just a short driving distance from several beaches (including the North Shore, West Maui, and South Maui beaches). In fact, residents can get to any of these beaches within 20 minutes via car. Additionally, the community is set near 3 different golf courses, so you’ll never have to go too far out of your way to practice your swing.

The Kehalani development is just a short drive from the city of Wailuku, which includes the county buildings for state and federal employees in addition to a variety of cultural amenities. Wailuku is home to numerous parks, commercial centers, and schools, so it is a convenient city to have nearby.

In addition to places near the development, Kehalani also features its own amenities for residents. The Kehalani Village Center, a small commercial development within the community, features a grocery store, a pharmacy, and a gas station. Residents can enjoy the convenience of making a quick stop at this commercial center to pick up a few things (rather than having to drive outside of the community).

The condominiums at Milo Court are located in a desirable area and feature modern, spacious floor plans. Developers included extra storage areas within the floor plans, and each home comes with its own 2-car garage. These units are equipped with fenced-in back yards (perfect for children or pets!) and are located next to parks and walking paths. With the quality of the homes, the included amenities, and the location next to nearly everything, Milo Court is a fantastic neighborhood for growing families looking for a home.
