Introduction to Kamani

Kamani is one of the numerous neighborhoods located within the Kehalani master-planned community. Developers at Towne Development initiated the building process in 2016 and released the units in phases over time. These duplexes are aligned across paved streets and cul-de-sacs, providing a community feel. Now complete, Kamani offers a total of 138 residences across 69 different buildings.

One of the benefits of living at Kamani is being able to experience the amenities associated with the larger community development. The community includes walking and biking paths in addition to numerous parks, promoting outdoor activity across the neighborhood. Since Kamani is located at a higher elevation and is partially shaded by the West Maui Mountains, residents are able to experience milder weather in comparison to the rest of Maui.

Another special feature of the homes at Kamani is the incorporation of numerous energy-saving and eco-friendly devices. For example, each home comes with a solar-powered water heater and water-saving toilets. Roofing materials are weather-resistant, and the double-paned windows help to further insulate the home. Additionally, fans have been installed to help promote increased air circulation to keep the temperature comfortable while still maintaining energy efficiency.

Kamani at Kehalani units come with Energy Star appliances built into the kitchen and laundry room areas. Recycled products were incorporated throughout the construction of the home to help reduce unnecessary waste (but without sacrificing quality). These features not only help to protect the environment but also help to save on energy costs for the residents.

The Kamani neighborhood is pet-friendly, and each home comes with a generously-sized fenced-in yard. Although homeowners are allowed to rent out their units, they are only permitted to do so for longer-term rentals (rather than short-term vacation rentals). Buyers also receive a fee simple title. Overall, the prices at Kamani have remained relatively affordable, especially given the luxurious components of the units and the neighborhood itself. In 2020, all units on the market were listed for below $700,000.

Kamani at Kehalani: The Details

Kamani includes 3 different floor plans, each with 3 bedrooms and 2-2.5 bathrooms. Units come with enclosed 2-car garages, fences, and built-in sprinkler systems. These homes were designed with both beauty and functionality in mind, as they feature open-concept floor plans with bedrooms near the back of the unit to help promote privacy.

Home layouts were determined based off the slope of the lot and off of the original buyers’ selections for exterior designs. Buyers were able to choose among the Hawaiian Classic, Plantation, or Islander exterior styles. Once the overarching style was chosen, developers incorporated it throughout the balcony, siding, and roofing designs.

The first plan, Ho'okipa, includes 1,425 square feet of living space, with a spacious outdoor lanai. This unit also comes with an extra storage room, a separate laundry room, and a walk-in closet in the master suite. Homeowners can enter through their covered entry, and as they step inside, they’ll likely notice the openness of the floor plan, which brings together the kitchen, the dining area, and the living room. Bedrooms are located toward the rear portion of the home, as this allows for increased privacy. As you can probably tell, this floor plan was very intentionally designed with consideration of many details that some developers overlook.

Secondly, we have the Mau Loa floor plan. This design includes 3 bedrooms and 2.5 bathrooms with a total of 1,457 square feet of living space. The layout is a bit different compared to the Ho'okipa, with a smaller amount of space for the washer and dryer but two walk-in closets (one in the master bedroom, and an additional in another bedroom). There is also built-in storage space, and the common areas (kitchen, dining room, and great room) are all on the 1st floor.

The third floor plan, named Laule'a, also features 3 bedrooms and 2.5 bathrooms. This plan is the largest with 1,465 square feet of living space. Like the other two plans, the master suite includes a walk-in closet. There is also a separate laundry room and a large lanai with a closet for extra storage space.

These 3 floor plans are perfectly designed for growing families, and the nature of the community promotes a comfortable, small-town vibe. With the quality, cost, and location of these homes, it’s no surprise that they don’t stay on the market for long.

Living in Wailuku

Kamani at Kehalani is located just outside of Wailuku, a city on the island of Maui. This location is particularly convenient because it avoids the traffic of the city but remains close enough for Kehalani residents to drive to nearby attractions.

Wailuku hosts many of the governmental buildings of Maui, which provide numerous jobs at the state and federal levels. The city also serves as a business district. Additionally, the University of Hawaii at Maui is located close by, and there are also several public schools as well. From a practical standpoint, Kehalani’s location provides the opportunity to be close to potential places of employment and educational facilities. For those who travel for work (or leisure), the airport is only about a 20-minute drive.

In terms of entertainment, Maui has everything you and your family could need to enjoy the outdoors. Whether it’s taking a walk on the pathways in your neighborhood or jumping in the car for a short drive to the beach, you’ll be able to enjoy outdoor recreation without having to go far at all. Wailuku also serves as a hub for Hawaiian cultural traditions and artistry and is home to a variety of facilities for dining and entertainment.
