Luxury Villas in Kehalani

The Villas at Kehalani is just one of many neighborhoods located within the Kehalani master-planned development. These townhome-style condos were competed in 2010 and 2015 across 2 phases. The community offers 103 homes, in total, across 30 buildings. While the neighborhood hosts a great number of buildings, they are spread across over 17 acres of land, providing plenty of space for everyone.

Home sizes range from 2-3 bedrooms, so they are suitable for small or medium-sized families. Floor plans range from just over 1,400 through over 2,000 square feet of living space. There are three different floor plans, in total. The first floor plan, a 2-bedroom, 2.5-bathroom unit, has a about 1,446 square feet of living space. The other two floor plans are both 3-bedroom, 2.5-bathroom designs. Square footage is about 1,853 for one plan and 1,724 for the other plan. Each floor plan has two stories, and units are grouped into clusters of 3-4 homes per building.

Each townhome comes with its own, private lanai ranging from 130 to around 170 square feet in size, depending on the unit. Because of its location along the side of a hill, many of the Villas offer incredible panoramic views of the ocean and the nearby city. This high elevation and positioning also allows for the cool afternoon breezes to flow throughout the neighborhood, resulting in mild, comfortable weather.

Additional unit features include beautiful exterior surfaces, which were originally painted in warm, earthy colors. Homes are equipped with tiled roofing. This adds to the visual appeal of the neighborhood and also serves the practical purpose of waterproofing the homes. Original homes were built with charming granite countertops and upscale kitchen cabinetry. Each home comes with an attached 2-car garage, so you’ll never have to worry about finding a parking space or protecting your car from intruders or bad weather.

Community Highlights at the Villas

At the Villas, residents enjoy the luxury of having a gated community, which lowers the flow of traffic through the neighborhood and provides an increased sense of community for homeowners and their families. This complements the private garages that are attached to each home, providing even further security of valued belongings.

Another advantage of living within this community is having the ability to rent out your unit for long-term purposes. Residents may choose to rent their townhomes for leases of at least 6 months in length. Prohibiting short-term vacation rentals helps to reduce traffic through the area and to maintain the neighborhood for actual full-time residents. Using your townhome as a long-term rental property is an excellent way to gain return on your investment.

Pets are allowed at the Villas at Kehalani. Residents may host 2 pets per home, and there is plenty of green space throughout the community to exercise your dogs. The neighborhood incorporates numerous walking and biking paths, as it is spread across just over 17 acres of land. Given the cool weather and soothing ocean sounds, you’ll definitely want to take walks outside to unwind and indulge in your surroundings.

Speaking of outdoor green space, a major benefit of living at the Villas is that the homeowner is not responsible for keeping up with the yard. The condo association takes care of the landscaping and also provides upkeep to the exterior portions of the homes. With that being said, there is a monthly maintenance fee that helps to pay for these services. This fee also covers trash, water, and sewer bills.

While there are numerous benefits to living in the Villas, potential homeowners should note that there has been a recent lawsuit settlement related to the community. Residents were provided with a hefty settlement from the developer to address issues with driveways, cul-de-sac concrete, and defects related to plumbing, windows, and hurricane straps. Luckily, many of the current homeowners were provided with a significant amount of funds to address these issues, but it is always important to thoroughly research homes you are looking to purchase.

Kehalani Lifestyle

Living in the Kehalani community means living close to all of the Maui essentials. The infrastructure promotes a healthy lifestyle, as there are walking and biking paths throughout the development. Additionally, there are small parks scattered across the different neighborhoods, and there is even a large park covering about 13 acres.

Once completed, Kehalani will feature 2,400 residences. The project will cover 550 acres of land and will incorporate over 15 different neighborhoods. Single-family houses and condominiums/townhomes will be included. The Villas at Kehalani is currently considered as the most upscale condominium neighborhood within the development, making it highly desirable for buyers looking to invest in a home.

Kehalani provides on-site conveniences that make it easy to pick up something for dinner or stop for your medications on your way home. There’s the Kehalani Village Center, a commercial development within the community that includes a grocery store, a gas station, and a pharmacy. Some of residences are even within walking distance of this development.

The Kehalani master-planned community is conveniently located within 30 minutes of the West Maui, South Maui, and North Shore beaches. Many of the homes provide views of the mountains or the shoreline. There are 3 golf courses within a short drive from the community, leaving plenty of variety for avid players to explore multiple courses.

Other nearby sources of entertainment include the Maui Arts and Cultural Center, movie theaters, restaurants, shops, and cultural attractions. From a practical standpoint, the community features a brand new elementary school and is also located near the Maui Memorial Medical Center and the city of Wailuku, which hosts the county seat and provides a location for a variety of state and federal jobs.

The Villas at Kehalani are attractive from the inside out and provide little luxuries—such as private lanais, attached garages, a neighborhood gate, and freedom from having to landscape—that further add to its value. Living in Kehalani means living close to the many attractions Maui has to offer without having to endure a long commute to work or school.
