Introduction to Iliahi

Iliahi is a neighborhood within the Kehalani development, and it serves as a cozy, secluded enclave for residents. These single-family homes were created by Towne Development in 2005 and are classified as townhome-style condos. The subdivision includes 92 homes across 23 buildings, and there are 4 units per building.

At Iliahi, there are 2 different floor plans, and they each include 3 bedrooms and 2.5 bathrooms. Sizes range from 1,242 to 1,258 square feet. Each plan is 2 stories and includes private parking spaces (which can be hard to find on any island). Additionally, every home includes 43 square feet of extra storage space and a 93-square-foot lanai, which is perfect for enjoying the late afternoon weather.

One of the main selling points of Iliahi is its location and its privacy from other neighborhoods. There is only one entrance to get into the community, which is off of Kauna Lipo Drive. This single entryway limits the amount of traffic and keeps the community tucked away from the other neighborhoods within the master-planned development. This is a feature that is truly hard to find within these larger communities.

Once you enter the neighborhood, you’ll see that the buildings are aligned across cul-de-sacs, which is perfect for families with children. Homeowners enjoy simple fee ownership, and the community is pet-friendly (with restrictions). Residents may choose to rent out their condo to a tenant, but the tenant must sign a lease of at least 6 months in length. This inherently prevents the use of these condos for vacation rentals, thus further limiting the traffic within the neighborhood.

Home Features: The Specifics

The average price of a condominium unit at Iliahi at Kehalani is $730,000, though market prices have historically ranged from ~$500,000 to $600,000. Homeowners also pay monthly maintenance fees that are generally around $600 per month. These fees take care of the water bill, trash services, and landscaping. The community in itself is always well-manicured and attractive to passersby.

Units are each 2 stories and are constructed of concrete and wood. Both floor plans are included in each building, and all of the units are relatively similar in terms of square footage. Upon walking into your unit, you’ll notice the 9-foot high ceilings and an open floor plan. Kitchens are equipped with Corian countertops and convenient breakfast bars for enjoying informal meals with family and friends. Bedrooms include walk-in closets with extra storage space so you can further organize your belongings.

In addition to the 36 guest parking stalls provided at Iliahi, each condominium comes with 1 covered and 1 uncovered parking stall. Units also come available with telephone, TV, and cable hookups, so residents can decide what works best for their families.

Generally speaking, residents at Iliahi are able to enjoy the warm sunlight in the morning and the shade in the afternoon, as the elevated location allows for natural shading from the sun by the mountains. Depending on the unit, you’ll enjoy beautiful views of the beach and the ocean while being surrounded by the lush mountains.

The Kehalani Community

As previously noted, Iliahi is located within the Kehalani development. Kehalani consists of over 15 different neighborhoods of single-family houses and condominiums. The community is just south of Wailuku and will eventually host around 2,400 residences. Although this is quite a few homes, they are spread over about 550 acres of land, and Iliahi, in particular, is tucked away from some of the other neighborhoods due to its single entryway.

Developers began implementing plans for Kehalani in the 1990s and continue to build within the community, making it one of the largest planned developments on the island. Since it is located in the mountains at a higher elevation, Kehalani residents are able to enjoy beautiful views in addition to milder weather compared to the rest of Maui.

Kehalani is convenient because it is near many of the main attractions of Central Maui but is far enough away from the city to allow for increased privacy. The beautiful surrounding mountains provide a sense of peacefulness around the neighborhood. If you need to pick up a few things, you won’t even have to leave the development, as there is a grocery store, pharmacy, and gas station all within the local Kehalani Village Center.

Once you venture out of the development, you’ll be able to get to all the common necessities quite quickly. Kehalani is just a short drive to the Maui Memorial Medical Center as well as the county buildings, which employ many state and federal workers. There is also Pu'u Kukui Elementary School, which is a brand new, state-of-the-art school for young children in the area.

Another great benefit of living at Kehalani is the actual infrastructure of the development. Kehalani is pedestrian-friendly and includes walking and biking pathways that can be utilized to navigate the community. Additionally, the community incorporates numerous green spaces, including a 13-acre park. These features make it easy to get out and about without having to leave the development.

When it comes to leisure, Central Maui has a lot to offer, and the most popular attractions are within driving distance of Kehalani. Residents at Kehalani can enjoy the North Shore, West Maui, and South Maui beaches, all of which are only about a 20-minute (or less) drive from the community. Additionally, there are 3 golf courses within 10 minutes of the community, and the area is equipped with numerous restaurants, movie theaters, and a performing arts center.

Iliahi at Kehalani offers the best of both worlds, including the many conveniences of living within a master-planned development in addition to the privacy of being tucked away along a cul-de-sac. With beaches, schools, and restaurants all within short driving distance, it’s no surprise that these condos have been extremely popular.
