Finding Community at Ilima

Ilima is a neighborhood within the Kehalani development that features 49 single-family homes. Each home includes at least 3 bedrooms and 2-2.5 bathrooms with plenty of extra space for spending time with the family. In fact, these homes range from 1,744 through 1,998 square feet, with floor plans that are either 1 or 2 stories. In total, the neighborhood features 49 homes across numerous different floor plans.

Developers at Towne Island Homes constructed Ilima between 2018 and 2020, making it one of the newer neighborhoods in Kehalani. In addition to spacious interiors, these homes also include lots ranging from 5,000 through 9,000 square feet in size. Depending on the specific location of your home, you’ll be able to enjoy views of the North Shore Coastline, the West Maui Mountains, or Haleakala, in most cases.

Some of my favorite features at Ilima include the covered lanais, the gigantic master suites, and the close proximity of the community to desirable restaurants, beaches, and schools on the island. Kehalani was developed to be a pedestrian-friendly community and incorporates winding trails and offers quick access to common necessities, such as the grocery store, gas station, and pharmacy, all of which are on-site.

Examining the Exteriors

Although the number of bedrooms/bathrooms is generally the same across floor plans (with some opportunities for half-baths or conversion of a space to allow for an additional bedroom), these houses were not designed to be identical. Buyers will notice 4 different exterior motifs: Hawaiian classic, Polynesian, Plantation, and Territorial. Homes have been painted in classy, stylish colors, and some include cultured stone and stucco accents.

The actual structure of each house has been designed intentionally with Hardie and MiraTEC siding products. Housing structures have been inspected by a third party to assure quality and safety of construction. In fact, the roof shingles even come with a manufacturer’s limited 40-year warranty. Exterior walls and ceilings have also been lined with thermal insulation to help keep you comfortable and to save you money on energy bills.

Additionally, Ilima homes each include a spacious lanai and a 2-car garage. Some of the unit garages include a raised panel garage door with windows. Homes are equipped with an energy-saving solar water heater. Exterior hose hook-ups are included, with timed sprinklers and an expandable six-zone irrigation system.

Ilima Interior Features

The interior features of homes at Ilima depend upon the particular floor plan; however, some of the common features observed across the homes include 9-foot ceilings, Corian countertops, and full laundry rooms. Each home includes built-in GE appliances and has been pre-wired and pre-plumbed for installation of a split air conditioning system.

Additionally, Ilima homes come with oversized dual glazed vinyl windows. Residents will note the ceramic tile flooring in the kitchen, bathrooms, and laundry room as well as the premium grade wall-to-wall carpet in the other rooms. Some plans include designer selected light fixtures, 8-foot high interior doors, and vaulted great room ceilings.

Depending on the floor plan, some kitchens include a huge kitchen island or a space for dining. The kitchens also feature designer selected cabinets, an integral sink with garbage disposal, and plumbing for the installment of an ice maker, as desired. Built-in appliances include a freestanding range with a glass cooktop and vent hood, a refrigerator, and a dishwasher.

In the bedrooms, you’ll find large closets with shelving, and each master bedroom comes with at least one walk-in closet. Master bathrooms include a separate tub and shower, and, in many cases, dual sinks. Corian countertops were utilized in the bathrooms (in addition to the kitchens). Each bedroom comes with its own smoke detector for the safety of your family.

Being a Part of Kehalani

Kehalani is a popular master-planned community on the island of Maui. It includes over 15 different neighborhoods, including Ilima. People love living at Ilima, in particular, because it is located across from a 13-acre park and also features incredible views of the West Maui Mountains. Ilima residents feel like they are on their own, private island within the larger island, yet they still enjoy the benefits of closeness to all the necessities.

Head to the Kehalani Village Center, a convenient stop that includes a gas station, pharmacy, and a grocery store. Residents are also able to quickly commute to Wailuku and Waikapu. With just a short drive, you’ll be able to reach many sources of entertainment such as movie theaters, a performing arts center, and numerous shopping and dining experiences.

If you are more of an outdoorsy person, you also won’t have to worry about finding something to do at Ilima. Start with the beautiful West Maui mountains right outside of your windows. The Kehalani development incorporates numerous parks and pedestrian pathways that make it easy to get outdoors and make your way around the community. Golfers are just a short drive away from 3 different courses, and the North Shore, West Maui, and South Maui beaches are all within a 20-minute drive.

Given the high elevation of the area, residents at Kehalani enjoy milder temperatures compared to much of the island, especially in the late afternoon, as the mountains block the sun. At Ilima, you’ll be able to feel comfortable both inside and outside, especially with your private, covered lanai!

Ilima at Kehalani is recommended for families looking to be close to schools, places of work, and sources of entertainment without being integrated into the rush of city life. Ilima offers a small-town community that is much more private compared to housing in the city (and the houses are also much more spacious). Living at Ilima means being able to enjoy time inside and outside while still being within a short distance of all of the common necessities.
